Job Description

Local property management company is seeking a dependable and responsible Part-Time On-Site Apartment Manager for a 28-unit apartment community in Turlock.
POSITION OVERVIEW
    Type:
    Part-Time, On-Site Resident Manager
      Time Commitment:
      Approximately 13 hours per week, scheduled over 5 days (averaging 2.6 hours per day).
        Housing Provided:
        Includes a 2-bedroom, 1-bath on-site apartment (approx. 700 sq. ft.). Water, sewer, and garbage are utilities paid by the company. Resident manager is responsible for gas, electricity, and internet.
          Additional Hours:
          Additional hours may be required occasionally for emergencies and must be logged accurately on timesheets and pre-authorized by the property management office.
          RESPONSIBILITIES
          • Serve as the on-site point of contact for residents.
          • Respond to residents' questions and concerns and communicate issues to the property management office.
          • Show available apartments to prospective residents.
          • Assist with move-ins and move-outs.
          • Coordinate and follow up on maintenance requests.
          • Provide access to units for maintenance personnel and vendors as needed.
          • Post and deliver notices as directed by the property management office.
          • Conduct annual inspections of all units, as well as additional inspections as needed.
          • Regularly walk the property and report maintenance, safety, cleanliness, or other concerns.
          • Maintain the cleanliness of the property and common areas, including picking up litter, debris, trash, and pet waste as needed and move the trash receptacles as needed for regular pickup.
          • Monitor the general condition and appearance of the property.
          • Maintain regular communication with the property management office.
          Note:
          The On-Site Manager does not collect rent or make decisions regarding applicant approval or tenant selection. Applications, leasing decisions, and rent payments are handled by the property management office.
          QUALIFICATIONS
          • Bilingual English/Spanish (speaking) is required for effective communication with most residents.
          • Dependable, organized, and professional.
          • Good communication and interpersonal skills.
          • Ability to interact professionally with residents, prospective residents, vendors, and management.
          • Prior apartment management experience preferred but not required.
          • Must be available to perform assigned on-site duties and respond to property-related matters as required.
          • Any outside employment must not interfere or conflict with the employee's responsibilities or scheduled hours for this position.
          • Must successfully pass a background check and maintain an acceptable driving record and valid auto insurance as conditions of employment.
          • Must be able to travel to the property management office in Modesto as needed.
          COMPENSATION
          This position is compensated through the on-site apartment provided to the Resident Manager. The position has an hourly wage rate of $16.90 per hour and is scheduled for approximately 13 hours per week. Pursuant to a voluntary written Resident Manager Agreement, the allowable value of the apartment will be credited toward the wages earned in accordance with California law. Based on the regular 13-hour weekly schedule, the lodging credit is expected to fully satisfy the regular wages earned, and no additional cash wages are anticipated. Any additional compensable hours worked must be accurately reported and will be paid as required by law.
