Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Property Manager - Rental Home Community Vacaville, CA About Us We are a large, family owned residential builder with a growing portfolio of single family rental home communities. We're seeking an experienced Property Manager to lead leasing and management operations for our rental home community in Vacaville, CA. This is an exciting opportunity to join a company that values long term relationships with residents, employees, and the communities we build in. Position Summary The Property Manager will be responsible for the day-to-day leasing, operations, and resident relations for our single family rental home community in Vacaville. This role requires a hands on leader who can drive occupancy, ensure resident satisfaction, and maintain the physical and financial performance of the community. Key Responsibilities Leasing & Marketing Oversee all leasing activities, including showings, applications, screening, and lease execution Develop and execute marketing strategies to maintain high occupancy and minimize vacancy Monitor local market conditions and rental comps to inform pricing strategy Manage online listings, signage, and marketing materials Property & Community Management Oversee day-to-day operations of the rental home community, including maintenance coordination, vendor management, and curb appeal Conduct regular property inspections to ensure homes and common areas meet company standards Manage move-in/move-out processes, including inspections and turnover coordination Ensure compliance with California landlord-tenant law and Fair Housing regulations Resident Relations Serve as the primary point of contact for resident inquiries, concerns, and service requests Handle lease renewals, rent collection, and delinquency management Address and resolve resident complaints in a professional and timely manner Foster a positive community atmosphere and encourage resident retention Financial & Administrative Manage the community's operating budget, including tracking income, expenses, and variance reporting Approve invoices and manage vendor/contractor relationships Prepare regular reports for ownership/leadership on occupancy, leasing activity, and financial performance Maintain accurate resident and property records in property management software Team Leadership Supervise on-site leasing and maintenance staff, if applicable Train and mentor team members on leasing procedures, customer service, and compliance Coordinate with vendors, contractors, and service providers Qualifications 3+ years of property management experience, ideally with single family rental homes or build to rent communities Strong knowledge of California landlord-tenant law and Fair Housing regulations Proven track record in leasing and driving occupancy Experience with property management software (Yardi, AppFolio, RealPage, or similar) Excellent communication, organizational, and problem solving skills Ability to work independently and manage multiple priorities Valid driver's license and reliable transportation CAM, CPM, or similar property management certification preferred but not required What We Offer Competitive salary Health, HRA, dental, and vision insurance Paid time off and holidays 401(k) and Roth Opportunity to grow with a stable, family owned company To apply: Please submit your resume and cover letter and our leadership team will review immediately
