Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Job Description

Job Overview We are seeking a reliable and proactive On-Site Property Manager to live in and oversee daily operations at a multifamily property in West Covina. This is a straightforward, part-time role ideal for someone organized and communicative who is looking for stable housing and light management responsibilities . This is an ideal position for someone who has a full time job and has the flexibility to answer phone calls or be present in case of emergency on site. Responsibilities Show available units to prospective tenants. Serve as the main point of contact for tenants regarding building issues, particularly after-hours emergencies. Coordinate with ownership or maintenance vendors as needed for emergency or visible repairs, inspections, or general upkeep. Ensure common areas are kept clean and orderly (not responsible for cleaning, but for flagging issues). Enforce building rules and communicate notices when needed. Post notices when needed
Requirements:
Must live on-site in the 2 bed / 1 bath unit. Strong communication and organizational skills. Ability to respond to occasional emergencies or issues promptly. Some availability on weekends for showings (especially while units are vacant).
Compensation:
Base pay $1,500 per month with rental bonus of $250 per rented unit and $100 for any renewals Rent for the unit is $2,750/month, with the potential for partial rent credit or other benefits based on responsibilities and performance. This is a part-time, live-in position. Hours are flexible and vary depending on building needs Serve as the main point of contact for tenants regarding building issues, including after-hours emergencies. Coordinate with ownership or maintenance vendors as needed for repairs, inspections, or general upkeep. Ensure common areas are kept clean and orderly (not responsible for cleaning, but for flagging issues). Enforce building rules and communicate notices when needed. Assist with rent collection reminders and basic administrative tasks as assigned.
