Job Description

We are looking for an experienced Property Manager for our 67-unit property in Yuba City, California. The selected individual will have at least two years of property management experience and will be responsible for overseeing the day-to-day operations of the property. The ideal candidate will have a strong understanding of residential property management and maintenance needs. You will be self-driven, dependable, have excellent follow-through, and provide outstanding customer service to our residents. You will have strong problem-solving skills with the ability to address issues and act independently using sound judgment, tact, and discretion. You must have the ability to create, read, and interpret rental agreements; prepare effective business correspondence; and communicate professionally with residents, vendors, contractors, and ownership. You will also oversee maintenance operations, helping ensure superior curb appeal, timely and quality unit turns, and overall maintenance of the properties. While other duties may be added, the essential duties and responsibilities of the position include: Managing unit vacancies, including marketing and leasing of properties Reviewing applications for prospective residents using established qualification criteria, including income guidelines Showing available units to qualified prospective residents Preparing new resident paperwork upon initial occupancy and annually thereafter, when necessary Preparing move-out paperwork and processing move-outs in accordance with California requirements, including applicable 21-day security deposit requirements Collecting rents and making deposits Holding residents accountable for timely rent payments and required paperwork Following up on delinquent rental payments and preparing appropriate notices Communicating and enforcing property policies and procedures Responding to after-hours emergency situations as needed Interacting regularly with third-party vendors and contractors Investigating resident complaints and concerns to determine the appropriate course of action Receiving and documenting resident maintenance requests, determining priority, and routing requests to the Maintenance Technician and/or appropriate vendor Maintaining detailed records regarding maintenance requests through completion Partnering with Maintenance Technicians, contractors, and vendors to schedule and complete unit turns and ensure vacant units are rent-ready Performing quarterly and annual property and unit inspections as required Overseeing the condition and maintenance of laundry rooms, common areas, grounds, and other property facilities Maintaining strong curb appeal and identifying maintenance or property issues that require attention Required Skills & Experience Minimum of 2 years of property management experience Proficiency with AppFolio a plus Proficiency with Microsoft Office, including Word and Excel Experience with online rental postings and marketing Strong written and verbal communication skills Excellent organization and follow-through Ability to work independently, prioritize responsibilities, and solve problems Strong understanding of residential property management and maintenance operations Travel Requirements Business travel in Yuba City may be required. Approved use of a personal automobile for business purposes will be reimbursed. Individuals required to use their personal vehicle for business must provide evidence of current liability insurance coverage and maintain a valid driver's license. Schedule This is a full-time position, approximately 40 hours per week. The position requires flexibility based on the needs of the properties. Some evenings, weekends, holidays, and after-hours emergency response may be necessary. Compensation $25 per hour, or $18 per hour + 2 bedroom apartment. Living on-site is not a requirement for this position.
