We are seeking an experienced and motivated Property Manager to oversee the daily operations of a multifamily apartment community in Aurora, Colorado. The Property Manager will be responsible for maintaining the financial performance, operational efficiency, resident satisfaction, and overall appearance of the property while leading the onsite team and ensuring the community is operated in accordance with company policies, Fair Housing regulations, and applicable local, state, and federal requirements. The ideal candidate is an organized, hands-on professional with strong leadership skills, excellent customer service abilities, and a solid understanding of multifamily property management. This individual should be comfortable balancing leasing, resident relations, financial responsibilities, team management, maintenance coordination, and administrative duties in a fast-paced environment.
KEY RESPONSIBILITIES
Property Operations Oversee the day-to-day operations of the apartment community. Maintain the property's physical condition, curb appeal, cleanliness, and overall appearance. Conduct regular property inspections, including common areas, vacant units, occupied units, grounds, and amenities. Identify property needs and coordinate repairs, preventative maintenance, and capital improvement projects. Work closely with maintenance personnel and vendors to ensure work orders and property repairs are completed efficiently and professionally. Monitor property safety, security, and compliance with company standards. Respond to emergencies and urgent resident or property issues as needed. Leasing & Occupancy Oversee leasing activities and work with the onsite team to maintain strong occupancy. Monitor traffic, applications, leases, renewals, notices, move-ins, and move-outs. Ensure leasing staff are providing professional tours and delivering excellent customer service. Review rental applications and ensure all screening and approval procedures are followed consistently. Monitor availability, pricing, concessions, and market conditions. Assist with leasing and resident retention efforts when needed. Develop and implement strategies to improve occupancy and reduce resident turnover. Resident Relations Provide exceptional customer service and maintain positive relationships with residents. Address resident concerns, complaints, and requests in a timely and professional manner. Handle difficult resident situations while following company policies and Fair Housing requirements. Oversee move-in and move-out processes and ensure appropriate documentation is completed. Manage lease violations, notices, collections, and other resident-related matters. Promote resident retention and community engagement. Financial Management Assist with the preparation and management of the property's annual budget. Monitor rental income, expenses, delinquency, concessions, and other financial performance indicators. Review property financial reports and identify areas requiring attention. Monitor accounts receivable and work with the team to maintain low delinquency. Approve invoices and ensure expenses are appropriate and properly documented. Work toward meeting or exceeding established financial and operational goals. Assist with month-end reporting and other accounting-related responsibilities. Team Leadership Supervise, train, coach, and develop onsite staff. Establish clear expectations and hold team members accountable for performance. Conduct team meetings and communicate company policies, goals, and updates. Assist with hiring and onboarding new employees when needed. Create and maintain appropriate staff schedules. Encourage teamwork, professionalism, and excellent customer service. Provide ongoing feedback and support to onsite employees. Compliance & Administration Ensure the property operates in compliance with Fair Housing laws , company policies, and applicable federal, state, and local regulations. Maintain accurate resident and property records. Ensure leases, notices, applications, certifications, and other required documents are completed accurately. Maintain confidentiality of resident and company information. Follow all company policies regarding documentation, collections, resident communication, and property operations. Stay current on changes affecting multifamily housing operations and compliance.
QUALIFICATIONS MUST HAVE MULTIFAMILY PROPERTY MANAGEMENT EXPERIENCE.
Previous experience as a Property Manager, Assistant Property Manager, or similar multifamily leadership role. Strong knowledge of apartment operations, leasing, resident relations, and property maintenance. Experience supervising or leading onsite staff preferred. Strong understanding of Fair Housing regulations and multifamily compliance. Excellent written and verbal communication skills. Strong organizational and time-management abilities. Ability to prioritize multiple responsibilities in a fast-paced environment. Strong customer service and conflict-resolution skills. Comfortable working with financial reports, budgets, rent collections, and property performance metrics. Computer proficiency and ability to learn property management software. Experience with Yardi, RealPage, Entrata, AppFolio, or similar property management software is preferred. Professional, dependable, and solutions-oriented approach.

The ideal Property Manager is a hands-on leader who understands all aspects of multifamily operations and can confidently manage both the business and resident-facing sides of an apartment community. This person should be comfortable leading a team, communicating with ownership and leadership, handling resident concerns, monitoring financial performance, supporting leasing efforts, and coordinating maintenance and vendors.
