A Property Manager manages operations for an apartment building or complex. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

We are seeking someone who has strong prioritization skills, problem-solving skills & customer service skills to service a diverse portfolio of owners, each with unique needs & expectations for their properties. We're hiring an experienced Property Manager to take full ownership of an established portfolio of approximately 100+ doors with roughly 20 investors. This is a hands-on role for a property management professional who can run a book independently : manage owner and resident relationships, drive occupancy, control delinquency, and keep every stakeholder informed. You'll be the primary point of contact for your owners, and their trust in PPG will run through you. What You'll Do Serve as the primary relationship manager for a portfolio of owners and their residents Communicate proactively — contact owners before non-emergency expenditures and immediately after any urgent work; never let an owner be surprised by a charge Drive and maintain high occupancy: coordinate turns, marketing, showings, and lease execution to minimize vacancy Manage rent collection and keep delinquency low through consistent, timely follow-up Coordinate maintenance and repairs within approval protocols, obtaining owner authorization as required Oversee move-ins and move-outs, inspections, and deposit accounting per company procedures Ensure lease compliance and stay current with Colorado landlord-tenant law Maintain accurate, up-to-date records in AppFolio Prepare and review owner statements and financial reporting for your book What You Bring Minimum 4 years of hands-on property management experience Minimum 4 years of AppFolio experience (this is a core, day-to-day system — proficiency is required, not preferred) Some college coursework or relevant industry licensing/certification (e.g., an active Colorado real estate license or NARPM designation) Demonstrated ability to manage a full portfolio independently with minimal oversight Exceptional organization and time management — you keep many balls in the air without dropping them Strong, proactive written and verbal communication; you over-communicate rather than under-communicate Sound judgment on spend authorization and when to escalate Working knowledge of Colorado residential landlord-tenant regulations A valid Colorado driver's license and reliable transportation for property visits Compensation & Incentives In addition to base pay, this role offers performance-based incentives designed to reward the results that matter most: Occupancy bonus — quarterly, for keeping the portfolio at target occupancy Per-door incentive — for portfolio doors managed above the base threshold A strong performer can meaningfully increase total annual earnings above base through these incentives.
