Full-Time About the Role Hello Management is seeking an experienced, professional, and highly organized Property Manager to lead operations at a 150-unit multifamily apartment community in Colorado Springs . This is a hands-on, on-site management role focused on delivering excellent resident experiences, overseeing maintenance and operations, and ensuring property performance meets company standards. The central leasing and marketing team handles advertising, inquiries, and application processing — freeing you to focus on on-site leadership, resident relations, and operational excellence . Key Responsibilities Property & Team Management Lead and support on-site maintenance and vendor teams to ensure timely, high-quality work. Oversee daily property operations and ensure compliance with safety, regulatory, and company standards. Conduct regular property and unit inspections to maintain curb appeal and identify maintenance needs. Collaborate with regional and back-office teams on operations, financials, and resident satisfaction. Resident Relations Serve as the on-site point of contact for residents, addressing maintenance requests, concerns, and service issues promptly. Conduct property tours and unit showings for prospective residents. Manage move-in and move-out processes to ensure smooth transitions. Enforce lease terms and community rules consistently and fairly. Financial Oversight & Reporting Assist with budgeting, expense management, and performance tracking. Support rent collection and monitor delinquencies with accuracy and professionalism. Maintain organized records for inspections, maintenance, and financial reporting. Qualifications 3-5 years of multifamily or apartment property management experience (100+ units preferred). Proven track record of maintaining occupancy, controlling expenses, and improving resident satisfaction. Strong communication, organizational, and problem-solving skills. Proficient in AppFolio (or similar property management software) and Microsoft Office Suite . Valid driver's license and reliable transportation. Must work on-site daily in Colorado Springs.

Preferred:

Colorado Real Estate License. Certified Property Manager (CPM) or similar credential. Benefits Competitive base salary based on experience.
