A Property Manager manages operations for an apartment building or complex. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.
$1,000-$1,100/month | Flexible Schedule We are looking for an experienced, reliable, and proactive local property manager to manage a small residential rental portfolio in Fort Collins. The properties are primarily rented by the room. This is an ongoing, part-time role with a flexible schedule and variable workload. We're looking for someone who can take ownership of day-to-day property operations , maintain a high standard for tenants and the properties, and minimize the amount of owner involvement required. Responsibilities Leasing & vacancies: Market vacant rooms, manage listings, respond to leads, coordinate prospective tenants, conduct in-person showings, and work to minimize vacancy.
Tenant communication:
Serve as the primary point of contact for tenants and respond to tenant communications within 24 hours. Rent & utilities: Manage rent and utility collection and promptly follow up on late or missing payments.
Maintenance:
Receive maintenance requests, troubleshoot issues when appropriate, coordinate vendors and contractors, and ensure repairs are completed promptly.
Contractor oversight:
Meet contractors at properties when necessary, obtain/review bids, coordinate access, and verify that completed work meets expectations.
Turnovers:
Coordinate move-ins and move-outs and physically inspect rooms and common areas to ensure they are clean, functional, and ready for the next tenant.
Property oversight:
Periodically visit the properties and proactively identify maintenance, cleanliness, or tenant issues before they become larger problems.
Organization:
Maintain organized records related to tenants, leases, payments, maintenance, and property operations.
Process improvement:
Work with the owner to improve systems, identify recurring problems, and suggest ways to operate the properties more effectively.
Ownership:
Proactively handle routine issues and make reasonable day-to-day decisions without requiring constant direction from the owner. Tax preparation and tax accounting are handled by the owner and are not part of this role . What We're Looking For At least 1 year of property management experience Located within approximately a 30-minute drive of Fort Collins Reliable transportation and ability to visit the properties as needed Strong communication and organizational skills Comfortable managing shared/rent-by-the-room housing Able to manage your own schedule and work independently Comfortable communicating with tenants, prospective tenants, contractors, and vendors Able to respond to tenant communications within 24 hours Detail-oriented and willing to physically verify that turnovers, cleaning, repairs, and contractor work meet expectations Proactive rather than reactive — someone who notices problems, proposes solutions, and follows through without needing frequent reminders Schedule & Workload This is a part-time position with a flexible schedule . You will generally manage your own schedule based on what the properties require. Workload varies. Some weeks may require very little attention, while vacancies, turnovers, maintenance issues, or other situations may require more hands-on involvement. Occasional evening or weekend availability may be necessary for showings or time-sensitive property issues, but this is not intended to be a constantly on-call position.
Established systems already in place:
The portfolio is currently operating with established processes and systems, with TurboTenant used for most leasing, tenant communication, rent collection, and property management workflows. You will be taking over an existing, functioning operation rather than building a property management system from scratch. We welcome suggestions for improvements, but the core tools, processes, leases, and tenant records are already in place. Compensation $1,000-$1,100 per month to start , depending on experience and fit. We are looking for a long-term relationship with someone who can increasingly take ownership of the portfolio and operate it with minimal owner involvement.
