Job Description

Youle Realty, a small family-owned property management company, is seeking a motivated and experienced Property Manager/ Maintenance coordinator to join our team. This is a full time salaried position, 40+ hours per week position. The position involves a mix of fieldwork at properties (estimated 60% of time) and office responsibilities (40% of time). About the Role We are hiring a hands-on, operations-driven Property Manager to own maintenance coordination across our residential portfolio and take the lead on executing property inspection and the unit make ready process for an assigned portfolio of properties. This role is our eyes and ears in the field, accountable for timelines, quality, documentation, and the coordination of all vendor and maintenance activities. This position is ideal for someone who enjoys owning outcomes, diagnosing and trouble shooting maintenance issues, property inspections, and supervising work on-site, and interacting with independent maintenance contractors and property service vendors. Core Responsibilities Maintenance & Vendor Oversight Dispatch and coordinate work order assigned to independent contractors for performing routine maintenance, repairs, and make-ready work. Verify satisfactory work order completion by communicating with maintenance contractors and tenants. Perform maintenance inspection to diagnose or determine proper course of action and to confirm work quality, scope alignment, and timely completion by independent maintenance contractors or property service vendors. Enter work orders into AppFolio within 24 hours from issue reporting or identification. Flag repeat issues, high-cost patterns, and vendor performance concerns reduce rework. Manage emergency issues during team members assigned on call shift. On call shifts are typically alternated between team members every 7 to 10 business days. Team member will be required to have at least 2 on-call shifts per month.
Coordinate season maintenance including:
HVAC inspections, Gutter Cleaning, Sprinkler starts and blowout. Ensure all seasonal maintenance is completed in a timely manner. Perform minor maintenance/ repairs including but not limited to: Checking / Installing smoke and carbon monoxide detectors Troubleshoot and repairing garbage disposal issues Installing and re-keying locks Junk removal and light touch up cleaning Other minor repairs that can be completed in 2 hours or less. Recruit and onboard maintenance contractors or property service providers as needs arise. Property Inspections & Compliance Conduct move-in, move-out, and periodic inspections using company-approved tools (e.g., Z Inspector). Document property conditions with photos, videos, and detailed notes; provide summaries for owners and management. Identify safety, habitability, and lease compliance issues during inspections and escalate appropriately. Ensure all units align with local habitability regulations, city codes, and HOA covenants. Turns & Make-Ready Execution Own the end-to-end turnover process, from pre-move-out planning through final quality control for a portfolio of assigned properties. Build and manage turn plans, including target dates, milestones, and vendor scheduling. Verify that all units meet company "Show Ready" and safety standards before marketing or move-in. Create detailed turn scopes with line-item detail, priorities, and estimated costs. Coordinate access, keys, and lockboxes, ensuring secure property entry for vendors and staff. Owner & Tenant Coordination Serve as the primary point of contact for assigned owners regarding turn status and maintenance escalations. Deliver proactive updates at key milestones (scope approval, work status, show-ready, move-in ready). Maintain professionalism in all interactions and ensure tenant communications are fully documented. Results You Are Expected to Drive Timely completion and close out of maintenance work order with high owner and tenant satisfaction Predictable turns completed within target time and budget. Consistent show-ready and move-in-ready homes with minimal vacancy days. Strong quality control through rigorous on-site verification and photo documentation. Fewer owner escalations and surprise costs. High owner and tenant satisfaction through visible care and professionalism. Requirements 2+ years of residential property management experience with a focus on maintenance coordination, unit make ready execution, and/or property inspections. Strong vendor management and on-site problem-solving skills.
Tech-savvy:
Proficiency with AppFolio, ZInspector, and google drive. High attention to detail and a strong sense of accountability. Professional demeanor when interacting with tenants, owners, and vendors. Valid driver's license, reliable transportation, and a clean driving record. Trade experience in plumbing, electrical, hvac, water damage mitigation, or general home maintenance is a significant plus.
What We Offer Compensation:
$55,000-$65,000 salary, based on experience.
Travel:
Mileage reimbursement for property travel.
Time Off:
Accrued vacation and sick time; 5 paid holidays.
Health:
$150 Health Care Stipend per pay period (roughly $300 per month) after 90 days of employment.
Retirement:
Retirement plan with matching component (after 90 days).

Parental leave and a stable, consistent weekday schedule. Schedule Expectations This is a salaried position with hours that fluctuate based on seasonal business needs. From September through April, employees should generally expect to work an average of approximately 40 hours per week. During peak season, May through August, employees should anticipate approximately 40-50 hours per week. The position also participates in an on-call rotation, which typically requires an additional 1-5 hours per week when scheduled. Most on-call responsibilities can be handled remotely through communication with tenants, owners, and contractors; however, occasional emergencies may require an after-hours visit to a property.
