Job Summary Our Property Managers serve as the primary relationship manager for the owners and residents within their assigned portfolios. You will be responsible for the overall performance and day-to-day management of your properties, while working alongside other Red Compass team members who assist with administrative, accounting, leasing, and maintenance functions. This is a good position for someone who enjoys autonomy, relationships, organization, problem-solving, and the variety that comes with property management. No two days are exactly alike. Duties Manage an assigned portfolio of residential rental properties. Serve as the primary point of contact for property owners. Communicate professionally and promptly with residents, owners, vendors, and team members. Coordinate resident move-ins, move-outs, renewals, lease changes, and other tenancy matters. Monitor lease expirations, vacancies, delinquency, property conditions, and other portfolio needs. Respond to maintenance issues and make appropriate decisions regarding repairs, vendors, owner approvals, and resident concerns. Work with maintenance coordination staff and vendors to ensure repairs are completed appropriately and in a timely manner. Conduct property inspections as needed. Assist with leasing activities, including evaluating applications, preparing properties for market, and coordinating or conducting showings when necessary. Help establish appropriate rental rates and provide owners with practical recommendations regarding their properties. Address lease violations, resident concerns, difficult situations, and other property-management issues professionally and consistently. Maintain accurate notes, documentation, work orders, and property records in AppFolio. Review invoices and property-related expenses for accuracy and proper allocation. Work closely with accounting and administrative staff to resolve owner, resident, and property-level questions. Follow Red Compass procedures as well as applicable Colorado landlord-tenant, fair housing, real estate, and property-management requirements. Escalate unusual, high-risk, legal, or significant owner issues to the Managing Broker when appropriate. What We Are Looking For Highly responsive and dependable. Calm and professional when dealing with conflict or difficult conversations. Able to communicate clearly with both property owners and residents. Comfortable balancing customer service with enforcement of leases and company policies. Willing to leave the office for property visits, inspections, showings, and other field work. Comfortable working in a fast-moving environment where priorities sometimes change during the day. A strong team member who communicates well with coworkers and asks for help when appropriate. Practical and capable of distinguishing between an issue that needs immediate attention and one that can wait. Qualifications Property management, real estate, housing, hospitality, customer service, or similar experience strongly preferred. Colorado real estate license. Strong written and verbal communication skills. Strong computer and technology skills. Experience with AppFolio or other property management software is helpful but not required. Valid driver's license and reliable transportation for local property visits. Ability to manage confidential financial and personal information professionally. Familiarity with Fair Housing requirements and Colorado landlord-tenant practices is preferred. Compensation & Benefits Competitive compensation based on experience and licensing.
