Position Summary The Assistant Property Manager will support our Robinson Place location.. This position assists Property Managers with day-to-day site operations, ensuring consistent, high-quality services to residents and effective physical, financial, and social management across assigned properties. The role requires strong organizational skills, adaptability, and the ability to work independently while navigating properties with similar regulatory requirements and resident populations. Key Responsibilities Property Operations and Compliance Support properties across the portfolio as needed. Maintain and update affordable housing waitlists in accordance with regulatory requirements. Process new move-in files and ensure compliance with LIHTC, Project-Based Section 8, and other affordable housing programs. Conduct annual and interim unit inspections to ensure compliance with Tax Credit and Section 8 standards. Oversee move-in and move-out processes, including documentation and coordination with maintenance. Ensure timely completion of annual resident re-certifications. Support Property Managers in maintaining compliance documentation and preparing required reports. Resident Relations Show units to prospective residents and provide program information. Meet with residents to address concerns, resolve issues, and support positive community relations. Issue required notices, including late payment notices, eviction notices, returned check memos, and general communications. Administrative and Financial Responsibilities Maintain accurate resident records, including rents, deposits, and application fees. Collect rent payments and prepare receipts. Receive, log, and code invoices for Property Manager approval. Assist with office organization, file maintenance, and general administrative tasks across assigned properties. Maintenance Coordination Coordinate with maintenance staff regarding unit turnovers, work orders, and timely completion of tasks. Support Property Managers in ensuring properties remain safe, clean, and well-maintained. Cross-Department Collaboration Work closely with Property Manager, Maintenance, Compliance, Finance, Resident Services, and Asset Management to ensure alignment and operational consistency. Performs other related duties as assigned to support team objectives and organizational needs. Physical Demands Ability to sit, stand, walk, climb stairs and move throughout multi-story affordable housing communities for extended periods. Ability to lift, carry, push, or pull up to 25 pounds; occasional lifting up to 50 pounds. Ability to navigate multi-story properties as needed. Frequent bending, kneeling, reaching, and sitting. Ability to inspect properties. Ability to operate a motor vehicle and travel between multiple properties in the Denver Metro Area. Safety & Regulatory Environment Occasional exposure to noise, dust, chemicals, during evictions. Required use of PPE when conditions warrant.
