Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Job Description

We're a well-established, fast-moving commercial real estate development and property management company based in Boulder County. We own and manage a substantial portfolio of office, industrial, medical, and retail properties across the region — and we run it lean, with a small, sharp team that gets more done than companies three times our size. That's where you come in. We're looking for an Operations Manager who is smart, driven, and allergic to wasted motion — someone who sees a manual process and immediately wants to fix it, who can run point on a dozen things at once without dropping any of them, and who wants real ownership from day one. This isn't a job where you wait to be told what to do. This is a role for someone who wants to build something. What You'll Do Support our property management and building operations teams with lease administration, tenant onboarding, maintenance scheduling, etc. Support executive leadership with special projects and follow-through on strategic initiatives. Build and own our operating systems — documented processes, our property management tech stack, and recurring performance reporting. Lead practical AI and automation adoption across the business — identify opportunities, pilot tools, measure results, and roll out what works. Run point on cross-department projects and keep them moving without being chased. What You Bring Commercial real estate experience required — property management, leasing administration, asset management, or similar. This is not an entry-level role. Bachelor's degree or higher required. Strong computer skills — comfortable with Dropbox, electronic file organization, and work order management software. A track record of building or improving processes, not just following them. A true problem solver — sharp, independent, and resourceful enough to fix the issue rather than escalate it. Great with people — equally professional and easy to work with whether it's a tenant, a vendor, or an attorney. Excellent written communication — you'll represent the company directly with vendors, tenants, and outside professionals. A genuine work ethic. This is a hands-on, high-ownership role at a lean company, not a coast-through-the-day position. Quick to adopt new technology, including AI. Compensation:
$64,000-$84,000/year, depending on experience 401(k) with company match. Medical and dental insurance, with the company covering 50% of the premium. Paid time off.
