Job Summary Box Canyon Management & Property Services are seeking a proactive and dedicated Property Manager / Caretaker to oversee and maintain residential properties in Telluride and surrounding areas. In this vital role, you will ensure properties are well-maintained, and client needs are promptly addressed. You will work as part of a small team along with contractors/ vendors, fostering relationships Responsibilities & Duties Maintaining all aspects of client homes, inclusive of but not restricted to:
- Weekly walk throughs of properties as per client contracts. Exercise property systems, such as water, gas, sewer. Identify required maintenance in properties. Manage punch lists.
- Meeting & managing contractors working in our properties. Monitor contractor work and ensure they meet required standards.
- Manual labor- shoveling, landscaping, moving outdoor furniture inside and out, trash removal, maintaining hot tubs
- Skilled labor - managing & working on small construction projects, changing light bulbs, handyman projects.
- Concierge tasks such as car drop offs, shopping, shipping items, reservations
- Manage routine & seasonal maintenance at properties (such as snow plowing, landscaping, irrigation, humidification & boiler service, etc.)
- Report any issues found at properties to company owners
- Maintaining the little things for homeowners.
- Interact with clients.
- Take and receive alarm calls. Responding when necessary
- Maintaining safety at properties
- Manage own workload and work independently as well as part of a team.
- Maintains expenses receipts and submit timely to admin team
- Accurately record hours worked to aid client billing
- Supporting team members when necessary
- With the nature of property management in Telluride there will be weekend and holiday work as necessary to do our job and take care of the clients. Personal Attributes
