A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Axela Management LLC, a large well-established diversified Property Management Company, is seeking an experienced Property Manager for a multi site student housing portfolio in the UCONN Storrs area. The successful candidate will have experience in management of all operational aspects; management of owner expectations, management of complex issues, such as; fiduciary, physical facility improvements and maintenance coordination and have the ability to manage staff and vendors. We are seeking someone with strong property management, capital improvement planning and implementation, and outstanding customer service skills who will promote excellence within themselves and throughout the community. We are looking for a candidate who is committed and has a willingness to excel in the field of property management.
Responsibilities:
Foster a positive, active, and collaborative relationship with staff, residents, vendors, and associated agencies; Effectively motivate staff through positive reinforcement, setting an example to ensure outstanding performance of all staff members; Negotiate and coordinate services/contracts with the operation of the property; Adhere to timely completion of required reports to owner, mgmt. company and applicable agencies; Prepare and administer marketing plans and ensure highest level of occupancy is maintained; Ensure sufficient resident programs are available to the residents; Prepare and monitor operating and capital budgets; Ensure all routine, preventative and non-routine maintenance is prioritized and scheduled; Enforce and adhere to company policies, rules, safety practices and regulations; Understand and comply with Fair Housing laws and standards; Participate in training seminars as requested; Must be proficient with Microsoft Office, Appfolio or other similar property management software. Requirements Experience - 3-5 years property management experience. Qualifications and Skills -Must have the ability to supervise employees, contractors and vendors. Must be organized, efficient, can prioritize, have excellent follow-up and outstanding interpersonal and communication skills. Knowledgeable and skilled in the required software programs specific to property management. Knowledgeable with financial variance reporting and budgeting.
