This leadership role is responsible for maximizing occupancy, maintaining the physical asset, supervising on-site staff, delivering exceptional resident service, and ensuring the property's financial success. The ideal candidate is a hands-on leader who excels in team development, resident relations, property operations, and financial management. Key Responsibilities Leadership & Staff Management Lead by example and foster a positive, professional work environment. Supervise, train, motivate, and evaluate all on-site personnel. Conduct annual employee performance evaluations and recommend salary adjustments and advancement opportunities. Ensure compliance with company policies, procedures, and Fair Housing regulations. Schedule staff and coordinate routine and emergency maintenance coverage. Supervise maintenance personnel and outside contractors. Serve as a backup contact for after-hours emergencies when needed. Leasing & Marketing Maximize occupancy through effective marketing and leasing efforts. Review and process rental applications in accordance with company policies. Prepare leases, renewals, and related documentation. Monitor advertising and marketing initiatives to ensure accuracy and effectiveness. Implement approved marketing plans to drive leasing performance. Financial & Administrative Management Collect rent and manage delinquent accounts. Prepare legal notices and coordinate delinquency actions with legal counsel. Maintain accurate financial records and ensure compliance with company accounting procedures. Monitor budgets, expenses, and operating costs. Review rent rolls, occupancy reports, GPR reports, and other operational reports. Purchase office supplies and manage property expenditures according to company guidelines. Assist in the preparation of annual operating budgets. Property Operations Ensure the community is maintained in a clean, safe, and attractive condition. Conduct regular inspections of apartments, common areas, grounds, and building systems. Oversee apartment turns and ensure vacant units are prepared for occupancy within company standards. Monitor maintenance service requests and ensure timely completion. Coordinate preventative maintenance programs and vendor services. Supervise pool operations and community amenities, where applicable. Implement and oversee capital improvement projects. Resident Relations Promote positive resident experiences and community engagement. Address resident concerns promptly and professionally. Conduct resident satisfaction follow-up calls. Plan and coordinate resident events and community activities. Work collaboratively with neighborhood organizations and local stakeholders. Compliance & Reporting Ensure compliance with all Federal, State, and local regulations. Accompany ownership representatives, Regional Managers, and government officials during inspections. Prepare and submit required weekly, monthly, and annual reports. Report accidents, emergencies, and significant incidents immediately. Qualifications Minimum of 3-5 years of residential property management experience preferred.
- Washington, D.C. Certified Property Manager designation preferred.
- Strong knowledge of leasing, resident relations, maintenance operations, and property financial management.
- Knowledge of Fair Housing regulations and property management best practices.
- Experience supervising and developing teams.
- Excellent communication, customer service, and organizational skills.
- Ability to manage multiple priorities in a fast-paced environment.
- Proficiency with property management software (Yardi experience required).
- Strong budgeting and financial reporting skills.
- Valid driver's license required.
