Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Job Summary We are seeking a dependable and proactive Property Manager to oversee the daily operations and maintenance of our residential property. This role involves ensuring optimal facility performance, managing maintenance related needs, and coordinating with vendors to uphold safety, efficiency, and quality standards. The ideal candidate will possess strong management skills, technical knowledge of mechanical and electrical systems, and a passion for maintaining high standards in facilities management.

  • Essential Functions
  • Maintains property, fencing, barns, outbuilding and residential office by investigating and resolving complaints by staff
  • Plans renovations and facilitates contracts filtered through the designated approval process, finalized by the E.D.
  • Manage facilities systems such as HVAC (Heating, Ventilation, and Air Conditioning), electrical (including high voltage and low voltage systems), and mechanical equipment
  • Contracts with landscaping and/or snow removal services, as needed
  • Maintains building systems by contracting for maintenance services and supervising repairs
  • Secures property by maintaining security devices, enforcing precautionary policies and procedures, and responding to emergencies.
  • Conduct regular inspections of the property to identify issues related to maintenance, electrical systems, or mechanical components
  • Ability to make immediate, unapproved decisions in emergency situations that threaten the integrity of the property or the safety of its occupants
  • On call 24/7, unless scheduled out of office (a designated backup will be on call during scheduled absence)
  • Train staff on fundamental maintenance needs such as changing a light bulb, turning off the main water line, etc.
  • Supervise contractors for services and repairs to property Required Skills & Abilities
  • Proven management experience in facilities management or industrial maintenance environments
  • Familiarity with applicable local, state, and federal laws
  • High level of organization and attention to detail
  • Professionalism and Confidentiality
  • Experience in maintenance and repair
  • Working knowledge of property regulations per OCCL and/or DFS
  • Excellent communication and customer service skills
  • Ability to lift up to 50lbs, as necessary.
  • Walking, standing, or other activities as deemed necessary for managing the property.
  • Ability and willingness to assist in horse/barn chores as needed. Required Education and Qualifications
  • High school diploma/GED
  • Three years of experience (construction/renovation)
  • Must have a valid driver's license and auto insurance.
  • Hire contingent upon favorable Criminal Background clearance
Pay:
