A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Job Description
GENERAL PURPOSE
The Property Manager is responsible for all facility management, including but not limited to Repairs and Maintenance, Renovation and Redecoration, Daily Cleaning, Landscaping and Garden Maintenance, Pest Control, Building Security and all Show Ready Requirements. The administrative duties and responsibilities include but are not limited to completing Opening Facility Reports, Updating the Facility Spreadsheet, Completing the Show Ready Report and Obtaining 3 Best Price Quotes when any work or orders are being processed. Supervising and overseeing outside contractors to ensure timely completion of all renovation and redecoration projects at the Facility.MINIMUM QUALIFICATIONS

High School Diploma, or equivalent : High level of motivation and ability to follow instructions Thorough Knowledge and Understanding of Property Renovations & Redecoration Ability to Negotiate Contracts to ensure Best Price Previous experience of Property Management and MaintenanceRESPONSIBILITIES/ JOB SPECIFIC DUTIES 1.
Unlock Property, switch on lights, music and air 2. Ensure the Facility is ready to receive guests 3. Meet with cleaning staff to discuss daily cleaning schedule check with them hourly to ensure high standards 4. Prior to Cleaning Staff leaving ensure that all daily cleaning in completed in line with daily/weekly cleaning schedule 5. Complete Property Opening Checklist & Review Closing Property Checklist 6. Ensure both internal and external lighting is working - including changing light bulbs 7. Schedule Awning and Carpet Cleaning when required with approval from OD 8. Complete Show Ready Report and send to appropriate Staff 9. Complete and Update Facility Update Spreadsheet 10. Ensure Cleaning Staff have removed all cigarette butts and trash from planters and ashtrays 11. Ensure the Cleaning Staff has discarded dead flowers and refilled bathroom soap and paper towels as required 12. Coordinate Bathroom cleaning schedule for ballrooms based on events 13. Manage and oversee any renovations and redecoration ensuring accuracy and a speedy completion 14. Obtain 3 best price quotes for additional items required for purchase 15. Adhere to the PO process in line with Company Guidelines 16. Be available to respond to all R&M issues promptly and ensure best price is achieved for replacement or repair 17. Manage and Oversee any Renovations and Redecoration ensuring accuracy and a speedy completion 18. Manage and Oversee Pest Control and schedule accordingly 19. Manage and Oversee Fountain Maintenance and Cleanliness and schedule visits accordingly 20. Manage and oversee Thermo Air / Air Conditioning and Water Coolers in line with company guidelines and the appropriate approval of WO 21. Coordinate all landscaping maintenance and improvements as required by the property 22. Deal with Waste Management to ensure that our property is clean of trash at all times 23. Manage and coordinate the contracts on Elevator Management, Muzak & Fire Safety and Alarm Requirements 24. Complete all and every Repair and Maintenances Issue, Redecoration and Facility Improvement in line with PO approval Process in a speedy and prompt manorSUPERVISORY DUTIES
In accordance with applicable policies/procedures and Federal/State laws, may perform the following supervisory responsibilities: Managing and Coordinating with contractors/ builders appointed to carry out renovation and redecoration work at the Facility. Managing and Supervising cleaning and Maintenance Staff. Planning, assigning and directing work; appraising and coaching performance; addressing complaints and resolving problems.PHYSICAL DEMANDS
