SALES EXPERIENCE REQUIRED / PROPERTY MANAGEMENT EXPERIENCE PREFERRED
Under general supervision of the Community Manager, and in accordance with specified procedures, is responsible for handling the routine office work and administration of a 55+ lifestyle community.
Essential Duties:
Handle telephone calls, including answering of routine questions and inquiries; respond to resident issues or concerns in a timely manner; refer complex or controversial matters to the Community Manager. Collect and post resident security deposits, processing fees, rents, or other fees; record in the proper accounts and issue receipts. Prepares and conducts sales and marketing activities including weekly sales reporting, tracking lead traffic, follows-up on lead management; processes and completes all sales paperwork. Markets models, used homes, and brokered homes for sale in the community. Prepares documents to list and sell homes. Regularly walk inventory homes to ensure repair work is done timely and cost effective. Manages new home inventory as appropriate to protect the value of the asset through proper set-up, inspections, title, utilities etc. until sale is complete. Ensure sales goals are met using marketing initiatives and creative ideas, marketing outreach, and advertising plans. Under the approval of the Community Manager, prepare bank deposit slips and deposit funds as required; make daily bank runs as needed. Help the Community Manager organize and prioritize the work schedules of community maintenance and other office staff so that proper coverage is available at all times. Make collection calls for site rental payments under direction of Community Manager, as appropriate. Ensure sales goals are met using marketing initiatives and creative ideas, marketing outreach, and advertising plans. Produce accurate business reports in a timely manner including but not limited to Site Status Reports, Occupancy Reports, Balance Due Reports, and other reports as directed by the Community Manager. Maintain operating and office supplies; prepare supply orders for approval. In absence of the Community Manager, will direct the maintenance or contractor personnel for emergencies. Handle office; date, stamp, and route mail; maintain office records on all community activities and community residents; and miscellaneous typing of documents, notices, etc. as may be required. Other duties as assigned by the Community Manager.
Knowledge, Skills, Abilities:
High School / or Equivalent required, CAM License & College Degree are a plus. Data Entry Bookkeeping skills. Good organizational skills and team oriented. Must be extremely detail oriented and accurate. Must be able to perform and/or manage multiple tasks, projects, and priorities concurrently with a positive attitude and approach. Professional with proper telephone etiquette. Proficient with Microsoft Office, Outlook, Excel, and Word, working knowledge of computers. Rent Manager Program experience is a plus.
