Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

We are currently seeking an experienced Property Manager. The candidate would be responsible for The Landings property with 416 units including general appearance and upkeep, supervision of staff, occupancy, and operational and financial performance. The candidate needs to successfully manage the property independently, efficiently and demonstrate a self-starter attitude. The candidate must also have excellent communication skills, demonstrate a professional appearance and demeanor and be computer literate. Must have experience in the management industry. Yardi software knowledgeable is preferred. The job scope includes but is not limited to the following duties: Ability to multi-task in fast-paced workplace and effectively prioritize job duties Monitor the operating budget; submit regular reports on property status such as variance and occupancy reports Maintain budgeted occupancy levels at approved rental rates Collect specified rents, delinquent rents, file evictions and approve write-offs as necessary Assist with eviction of residents in compliance with court orders and directions from owner's attorneys Manage construction and vendor agreements and oversee projects at the property level Employ or contract for services of leasing consultants, maintenance techs, grounds keeping personnel, on-site management personnel, and security when applicable Supervise hiring process of subordinates Attend to resident issues and needs, including neighbor disputes, renewals, maintenance issues, and all other matters relating to residents and act as owner's representative of the company Administer all lease agreements Develop superior Tenant/Client relations Assist leasing agents as necessary to close deals Assist with the calculation and invoicing of operating expense reconciliations We offer a competitive salary with benefits including health insurance and dental, 401 K, vacation, personal and sick time.
