Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Job Description

The Property Manager is responsible for the day-to-day management of portfolio of properties in the TCG Property Management portfolio, in accordance with the Management Agreements, goals and objectives of the Ownership, and the policies and procedures of TCG Management. He/She will work collaboratively with team members to ensure client agreements are efficiently managed.
ESSENTIAL FUNCTIONS
The Property Manager will use sound judgment and due diligence in executing the following responsibilities within the scope of the management agreement.
  • Complete site inspections, follow through with all project, enforce any codes from cities to be compliance.
  • Successfully manage day to day operations of the properties.
  • Develop and maintain strong relationships with the property owner, tenants, vendors, and contractors.
  • Prepare rent statements to be review by the Client Accountant.
  • Expand the business base through regular contact with key clients and prospective clients.
  • Responsible for all aspects of the day-to-day operations of assigned properties, including all maintenance and repair, tenant relations, and owner relations.
  • Administer, bid, and approve all maintenance and service contracts.
  • Handle all tenant complaints and requests and is knowledgeable of the terms of tenant leases.
  • Prepare annual budget with Client Accountant
  • Review of CAM expense monthly by maintaining variances to reflect the budget.
  • Conduct periodic inspections of the property and tenant spaces to ensure compliance with leases, be observant to optional risk hazards, and upkeep of the property.
  • Read and abstract all new leases and amendments and ensure that property and lease files are properly maintained and kept up to date.
  • Demonstrate ability to assist with collection of all rents in accordance with property budget and Tenant lease.
  • Responsible for all lease amendments and renewals.
  • Collaborate with Leasing/Broker Department.
  • Provide 24 hours coverage to meet up with emergency needs of tenants
  • Review and follow establishing property operation manual, maintenance procedures and policies, and property management plan that is produced by the Director of Property Management.
  • Check for all available opportunities to ensure reduction of cost
  • Prepare administrative forms like expense reports.
  • Develop proficiency in relevant software for accurate management of records.
SKILLS AND ABILITY
  • 5 years of work experience managing commercial real estate
  • CPM and/or CAM certification preferred
  • Independently motivated, able to take initiative and act with minimal oversight or direction
  • Experience supporting multiple projects/assignments at the same time
  • High levels of confidentiality, tact, and diplomacy
  • Must possess a valid driver's license
  • Must be willing to travel to assigned properties on a regular schedule (Local).
Ability to exercise independent judgment. Capable of making sound decisions appropriate to authority level with minimal supervision or direction. Willingness to collaborate on decision-making when necessary. Effective critical thinking and problem-solving skills, with ability to recognize problems early and produce prompt resolutions. Ability to prioritize and focus on critical tasks as well as shift focus or multitask when appropriate. Capable of working within a fast-paced, deadline driven environment while generating timely results. Self-motivated to achieve or exceed performance standards and goals set forth by department. Communication/Interpersonal Ability to discover, understand and meet the needs of clients in a timely manner. Integrity, objectivity, and accountability in performing assigned duties. Ability to work independently, while exercising interdependence within an assigned team. Diplomacy to develop and preserve positive relations with clients and team members.
