A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Job Description

ESSENTIAL FUNCTIONS
- Demonstrates a willingness to learn and excel towards mastery of job responsibilities as well as demonstrate initiative by taking on challenging assignments.
- Interview and recommend hiring of office, leasing and maintenance staff.
- Achieves thorough knowledge of area competitors along with development and maintains awareness of any changes that would impact the property's position in the market, including visiting the competitive set 1-2 times annually. Responsible for all aspects of leasing and marketing to local businesses and prospective residents, and to successfully renew leases for current residents.
- Establish and maintain effective communication with residents to aid in addressing resident-related damages, policy violations, past due accounts and collections by monitoring collect dashboard for NSFs while ensuring applicable fines and damage fees are collected.
- Create purchase orders and verify goods and services are received by performing received function in Yardi's system.
- Develop an understanding of the components of the financial statements and how property performance can impact each line item.
- Ensure that property maintains consistently appealing appearance.
- Work with Maintenance Manager and Regional Maintenance team to identify local contractors to obtain service and capital improvement proposals.
- Represent the organization to residents, prospective residents, staff, and the community. Develop, communicate, execute, and engage staff in providing exceptional service to prospects and residents. Ensure that residents' concerns and service requirements are resolved with urgency, quality, and service consistent with policy and performance expectation.
- Coordinate leasing staff to work with prospects and residents to obtain documentation needed to support their application for residency or recertification.
- Complete Accounting Month End and Procure to Pay Checklist, other required checklists, and other administrative work for the community to include uploading documents to the Document Center.
