A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Job Description
SUPERVISORY RESPONSIBILITIES
Establish and maintain positive relationships and communicate successfully with leadership and support teams. To guide and mentor the team members. Provide supervision, oversight, and training for a staff of management, administrative and/or other support personnel Implement a proactive communication calendar to consistently communicate with our clients Determine appropriate staffing needs and oversee onboarding and training Perform Performance Planning Reviews and regular check-ins with management staff within the portfolio Directly responsible for action plans relative to retention efforts of at-risk clients including meeting attendance and account support up to and including transition to new managers and follow up with client and staff Recruits, interviews, hires, trains and develops the Property Management team. Works with the Property Manager and Director of Finance to establish and administer the Portfolio Budgets Assist in resolution of escalated service issues Handles discipline and termination of employees in accordance with the company policyESSENTIAL DUTIES AND RESPONSBILITIES
Weekly site visits to each property within the assigned portfolio Collection and evaluation of weekly management reports from the property Review and analysis of property's monthly financial statements (including budget vs. actual analysis as needed) Attendance at client Board Meetings as needed Attend meetings with individual clients and prospective clients as needed Responsible for timely reporting and communication to leadership about client and assigned team and portfolio of clients Responsible for oversight of financial impact of operations to the Branch Responsible for team delivery of materials per contract to clients Responsible for delivery and adherence to company programs, information and directives Participate and provide oversight of internal controls and management standards Directly responsible for observing, displaying and promoting the Branch and Associa pillars, values and goals Knowledge of applicable state statutes Knowledge of all Associa operating systems and programs Knowledge of conflict resolution techniques Performs other related duties as assigned.REQUIREMENTS
Strong verbal and written communication skills. Time management and time critical prioritization skills Strong supervisory and leadership skills. 3-4 years of Regional/ Director experience in a luxury environment. Knowledge of GAAP at a proficient level Extensive knowledge of the principles, procedures, and best practices in the Residential / Community Management Industry Excellent organizational skills and attention to detail. Strong analytical and problem-solving skills. Proficient with Microsoft Office Suite or related software. Self-motivated and proactive Willing and able to travel daily within assigned portfolio/region Must have the ability to maintain a professional demeanor and appearance at all times Strong organizational skills, time management and time critical prioritization skills. Acquires and maintains current knowledge of state and regulatory agency statutes.Job Type:

Have you directly supervised and developed Property Managers, Assistant Property Managers, and/or on-site management teams? Do you currently hold an active Florida CAM or LCAM license? Do you have experience overseeing association budgets, financial performance, vendor contracts, and operational expenses across a property portfolio? This is a full-time, onsite position. Are you willing and able to work onsite at the property Monday through Friday and as required by the position? What is the largest condominium community you have personally managed onsite, including the approximate number of units, staff size, and your level of responsibility? How many years of experience do you have managing condominium, or luxury residential properties? How many years of experience do you have working directly with condominiums, including Board meetings, client relations, and strategic recommendations?Work Location:
