The Leasing Manager is responsible for the marketing, leasing, and pre-leasing of apartments. The position requirements include coordinating with the leasing team in all aspects of the leasing process such as the application process, make ready apartment inspections, qualifying and closing on traffic, and ongoing training. Essential Job Functions Oversee sales process and provide exceptional tour experience for prospective residents. Proactively follow up with all current and prospective renters utilizing and maintaining a Customer Relationship Management database. Build and maintain relationships with prospects and current residents to ensure retention and satisfaction. Utilize customer service skills to professionally resolve issues. Direct the daily work performance of the leasing team and conduct weekly performance evaluations. Provide ongoing training to the leasing team. Involvement in interview and hiring process in accordance with STYL policy under the direction of the Director of Sales. Establish and coordinate scheduling for leasing staff and manage coverage. Maintain daily traffic logs, phone logs and follow-up (DAR). Have complete knowledge of the apartment community and competition in the area. Interact directly with prospective and current residents to achieve maximum occupancy and ensure resident retention and satisfaction. Provide daily motivation and oversee sales goals for the leasing team and a method for accountability of leasing activity. Track traffic, appointments, and leases daily in Knock. Audit websites, ILS sites, and other cyber sources weekly. Review stale units daily and develop sales plan to lease them. Assist Property Manager with monthly financial review process and other investor deliverables. Act as Property Manager in the Manager's absence to resolve resident issues and support the Leasing and Maintenance teams. Accept and process rent payments, security deposits and other applicable fees. Perform other job duties as required. Physical requirements:
Prolonged periods sitting at a desk and working on a computer and standing and walking, giving tours, and meeting with potential tenants. Must be able to lift up to 15 pounds at times. Must be able to walk across a property with stairs and in a variety of weather. Must be able to work weekends and extended hours on a rotating schedule on Wednesdays.
