A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Part-Time Lead. Lease. Succeed. Vergence Multifamily is seeking an experienced Property Manager to oversee a thriving apartment community in Niceville , Florida . We're looking for a motivated leader who is passionate about leasing, resident satisfaction, team development, and operational excellence. This is an excellent opportunity for someone who enjoys a fast-paced environment, takes pride in achieving occupancy goals, and leads by example. Responsibilities- Lead the daily operations of a multifamily apartment community.
- Drive leasing performance by ensuring every prospect receives an exceptional experience and maximizing lease conversions.
- Coach, motivate, and develop the onsite team to achieve occupancy, leasing, and customer service goals.
- Maintain high resident satisfaction through prompt communication and issue resolution.
- Oversee rent collections, renewals, delinquency management, and lease enforcement.
- Monitor property appearance, curb appeal, and maintenance operations to ensure company standards are met.
- Manage operating budgets, expenses, invoices, and vendor relationships.
- Ensure compliance with Fair Housing laws, company policies, and all applicable regulations.
- Utilize OneSite or similar property management software to oversee community operations and reporting. Qualifications
- Minimum of 2 years of multifamily property management experience required.
- Proven success in increasing occupancy and achieving leasing goals.
- Strong leadership and team-building skills.
- Experience with budgets, financial reporting, and rent collections.
- Working knowledge of Fair Housing regulations and landlord-tenant laws.
- Experience with OneSite is preferred.
- Excellent communication, organization, and problem-solving skills.
