We own what we operate and we manage it ourselves. We have grown from a single 37-unit acquisition to roughly 800 apartment homes across 16 communities, all within 5 to 10 minutes of our main office, with more units in development. Our model is repositioning. We acquire underperforming properties and improve them into communities residents want to stay in. Our mission is to create communities where residents feel truly at home, safe, comfortable, and proud of where they live, and our goal is to be North Miami's most trusted name in apartment living.

Integrity, Community, Innovation, Resilience. Why this role exists We have grown faster than our structure, and we are building that structure now. The role carries significant scope for someone who wants to influence how the company operates at this stage of its growth. The position is central to the company's day-to-day operations. Your team Leasing agents work inquiries and show units. Administrative staff support office operations. Maintenance technicians and a bench of outside vendors complete work orders. Collections and data entry have support. You work closely with the COO. You lead the office team and coordinate with the rest of the operation. You assign and balance workload, set the weekly schedule, train new staff, and coach your team. Each function is performed by the person who owns it. You set the standard, maintain visibility across the operation, and close the gaps between roles. The role is also hands on. You walk vacant units and inspect turns, attend showings, cover the office, and provide coverage when staff are out. The position requires regular time at the properties. What you own. 1. The whole operation You are accountable for the property management process end to end: leasing, turns, collections, maintenance, renewals, move-outs, vendor management, and resident relations. You maintain current knowledge of all 16 communities and where each one stands. The cycle runs from a resident's notice through turn, listing, lease-up, move-in, rent collection, service requests, and renewal or move-out. You are accountable for that cycle. Each function is performed by the person who owns it. Your responsibility is that it is completed to standard. You follow up across the team, identify issues before they affect results, and close the gaps between roles. Where a process is informal or undocumented, you document it with the staff performing the work and keep it current. You address issues directly with the person involved before escalating them. When a matter requires the COO's decision, you present the situation, the options, the cost of each, and your recommendation. Within your authority, you decide and proceed, then report what was done. 2. Occupancy and leasing Leasing agents manage the day-to-day work: listings, inquiries, showings, applications, and lease-up. You are accountable for the results. Listings accurate and live on every portal, photos to standard, inquiries answered same day, showings followed up, and applications screened against our written criteria consistently for every applicant. You identify the cause when a unit is not leasing, and provide coaching or coverage when an agent needs it. 3. Collections and resident accounts Rent posting and routine follow-up are handled in the office. You are accountable for the delinquency calendar and its consistency: late fees applied uniformly across properties, follow-up on schedule for every resident, and no account aging without an owner. The judgment calls are yours, including payment plans within your approved threshold and escalation to the COO when a file approaches legal action. You also lead adoption of the online payment portal. We currently collect 69% of payments online. 4. Maintenance oversight Technicians and outside vendors perform the work. You are accountable for the standard and the follow-through. Work orders triaged by urgency and habitability impact, with emergencies moved immediately. No work order left unassigned. Work verified as complete before an invoice is approved. 5. Data integrity and compliance AppFolio is our system of record. You are responsible for the accuracy and completeness of what the team maintains in it, including unit statuses, rent-ready dates, lease documents, notices, and resident files. You are also responsible for compliance across the team's work, including Florida residential landlord-tenant law, federal fair housing requirements, and the confidential handling of resident information. What success looks like First 30 days: You know every property, every open vacancy, and every member of the team. You have reviewed the delinquency list, the open work orders, and the vacancy board, and can report to the COO on current conditions. First 90 days: Measurable progress in operating efficiency. Work orders move faster and none sit unassigned. Vacant units are listed and marketed to standard. Delinquency follow-up runs on a set schedule. The COO can delegate to you and rely on completion. Ongoing, we measure: days vacant and days in turn, collections rate and delinquency aging, share of payments received online, work order response time and tickets with no owner, resident and prospect response time, and stability on your team. This is for you if you are Versatile. No part of the operation is outside your responsibility. You move between leasing, maintenance, collections, and resident matters as the day requires. Self-directed. You identify what needs to be done and act on it without direction. A problem solver. You resolve problems and propose solutions. A team player. You credit your team, and you accept responsibility when something goes wrong under your management. Open to new tools. We use AI and automation to reduce repetitive work. No technical background is required, only the willingness to learn the tools and to report when something is not working. Systems-minded. You correct the process, not only the incident. Steady. You remain consistent under pressure, firm without being harsh, and you apply the same standard to every resident, as fair housing law requires. Reliable on detail. Missed renewal dates, lapsed documentation, and improperly served notices carry real cost. This is not the role for you if you require direction to begin, escalate problems without first working them, withhold information when something goes wrong, or limit yourself to formally assigned responsibilities. Requirements 3+ years in property management, with direct multifamily experience Supervisory experience, or clear evidence you have been the person others rely on A track record of owning a process end to end, working without close supervision, and following through across people you do not directly manage Working knowledge of Florida residential landlord-tenant law and federal fair housing requirements Comfortable with AI tools and new technology, or willing to learn Comfortable in a property management platform. AppFolio strongly preferred; otherwise, demonstrated ability to learn systems quickly. Solid written communication. You will write notices, listings, procedures, and resident correspondence that represent the company. Valid Florida driver's license and reliable transportation Legally authorized to work in the
United States Preferred:
bilingual. English and Haitian Creole or English and Spanish. Experience with collections and the eviction process in Miami-Dade County. Where this can go The organization will change substantially over the next two years, and this role sits at the center of that.
