With 500+ units today and significant expansion planned, we are building a scalable, high-performing operations team. This is an opportunity to join early in a high-growth environment and play a critical role in shaping our multi-family operations, team structure, and performance standards. Position Summary The Director of Property Management will lead all aspects of performance and operations across the company's multi-family portfolio. This role oversees Community Managers and partners closely with Maintenance, Operations Coordinators, Marketing and Accounting to drive occupancy, NOI, and resident experience. This leader must be both strategic and hands-on—able to operate in the day-to-day while helping to build the processes, structure, and team needed to scale. Organizational Scope Direct oversight of Community Managers Dotted-line coordination with cross-functional teamsPortfolio:
~300+ MF units (expected growth of 75-100% in next 12 months) Key Responsibilities Portfolio Operations & Performance Oversee day-to-day operations across all multi-family communities Drive performance against key metrics including occupancy, vacancy, delinquency, turn time, and resident satisfaction Ensure consistency in execution of company SOPs across all sites Identify operational gaps and implement scalable solutions Team Leadership & Development Lead, coach, and develop Community Managers Establish clear expectations, KPIs, and accountability measures Support hiring, onboarding, and ongoing training of team members Foster a high-performance, ownership-driven culture Leasing & Resident Experience Oversee leasing performance and conversion effectiveness Drive resident retention strategies and renewal performance Handle escalated resident issues and ensure high service standards Process Improvement & Scalability Build and refine operational processes to support rapid portfolio growth Partner cross-functionally with Maintenance, Marketing, and Accounting Support integration of new acquisitions, including staffing, systems, and operational stabilization Leverage systems (e.g., AppFolio) to improve reporting, tracking, and efficiency Compliance Oversight Maintain adherence to all local, state, and federal housing regulations Ensure communities meet company standards for safety, compliance, and presentation Qualifications Required 10+ years of multi-family property management experience 5+ years in a leadership role overseeing multiple communities and teams Strong operational expertise across leasing, maintenance coordination, and financial performance Proven experience managing portfolios and driving NOI improvement Experience working in a fast-paced, acquisition-driven environment Strong leadership, coaching, and team development skills High level of accountability, ownership, and problem-solving ability Proficiency with property management systems (AppFolio preferred) Excellent communication and organizational skills Preferred Experience scaling operations in a growing company Exposure to both stabilized and value-add properties Experience integrating newly acquired communities Bachelor's degree in Business, Real Estate, or related field Compensation Compensation for this role is highly competitive and will be structured based on the experience, operational background, and leadership capabilities of the selected candidate.
