A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Position:
Senior Property Manager Location:
Hudson Ridge our 168 unit residential community in addition to Santos Isle with 50 units. Located in
Port Richey/ Tarpon Springs, FL Key Qualification:
Tax Credit/Affordable (LIHTC) experience preferred Registered Apartment or CAM Manager certification preferred

Responsibilities:
Manage the apartment community to achieve maximum marketing and financial results Implement Company policies in leasing, accounting, maintenance, and resident relations Supervise and motivate on-site personnel Control budget objectives and expenditures Perform market analysis and suggest competitive prices Manage employee schedules, training, and performance evaluations Coordinate resident services and activities Ensure compliance with company policies, federal and state regulations, and safety standards Direct community maintenance and improvement initiatives
Requirements:
Education:
Associate's Degree or equivalent experience; college coursework or training in Property Management preferred
Experience:
3-5 years of experience in the apartment industry with supervisory/management experience Prior experience managing mid to large-size communities preferred Prior experience with tax credit/affordable communities and experience using Yardi software preferred Detail-oriented with excellent communication, organizational, and analytical skills Knowledge of Fair Housing and Equal Employment guidelines
Skills & Certifications:
Proficiency in Microsoft Suite and Property Management software (e.g., Yardi), strong communication, organizational, and analytical/problem-solving skills Registered Apartment or CAM Manager certification preferred Knowledge of Fair Employment Housing and EEO laws Valid Driver's License required Bilingual (English/Spanish) skills are a plus Tax Credit/Affordable (LIHTC) experience preferred
