Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

There are 4 small properties totaling 117 units. This energetic role offers the opportunity to lead property operations, foster positive tenant relationships, and ensure compliance with all relevant regulations. As a Property Manager, you will be at the forefront of delivering exceptional customer service while managing day-to-day property functions with enthusiasm and professionalism. Your expertise will help create vibrant, well-maintained communities that residents are proud to call home. Duties Manage all aspects of property operations, including leasing, rent collection, and maintenance coordination to ensure smooth daily functioning Oversee tenant screening processes, lease signings, and move-in/move-out procedures in compliance with Fair Housing regulations and HOME guidelines Maintain accurate data entry and filing of tenant records, contracts, and legal documents using Resman property management software. Conduct regular property inspections and coordinate maintenance requests to uphold safety standards and enhance property value Handle conflict management with tenants or vendors professionally, applying negotiation skills to resolve issues amicably Ensure adherence to HOME and affordable requirements and other federal/state regulations governing affordable housing programs Foster positive relationships with tenants through excellent customer service, phone etiquette, and proactive communication strategies Qualifications Proven experience in property management, real estate administration, or leasing within affordable housing environments Strong knowledge of affordable housing programs, Fair Housing laws, and Florida landlord-tenant law Familiarity with property management tools such as , and CMMS (Computerized Maintenance Management System) Excellent conflict management, negotiation, and customer relationship skills Office experience including data entry, filing, and handling contracts with attention to detail Ability to manage facilities maintenance tasks or coordinate with vendors effectively Demonstrated ability to handle legal administrative responsibilities related to leasing and compliance regulations Must be organized and able to multi-task to effectively manage and lease the small 4 properties.
