Part -Time Leasing Staff Position Summary The Leasing Manager is responsible for driving the pre-leasing efforts for a newly developed property, currently operating out of a temporary leasing office. Because there are no current residents, this role is entirely dedicated to aggressive sales, lead conversion, outreach marketing, and achieving budgeted pre-lease occupancy targets prior to the grand opening. This position requires a highly autonomous, self-directed leader capable of working independently to manage the sales operation and supervise the leasing staff. Take full ownership of the temporary leasing office, managing daily operations, problem-solving, and executing the sales strategy independently without requiring constant on-site direction from regional management.
Daily Reporting & Analytics:
Compile and submit comprehensive daily reports to ownership and regional management detailing leasing velocity, lead traffic sources, team conversion rates, and progress toward overarching pre-leasing goals.
Sales & Pre-Leasing:
Conduct high-energy sales presentations using floor plans, architectural renderings, and virtual tours in a temporary office setting. Convert prospective leads into signed leases to meet strict pre-leasing deadlines.
Team Supervision:
Hire, train, schedule, and manage the leasing staff. Conduct daily huddles, role-play sales scenarios, set daily/weekly goals, and provide ongoing coaching on closing techniques and outreach strategies.
Lead Management:
Oversee the aggressive follow-up of all phone, internet, and walk-in traffic. Ensure every lead is logged accurately in the property management system and receives a targeted follow-up via call, text, or email within 24 hours.
Digital Marketing & Trend Analysis:
Manage the property's social media presence and actively monitor emerging digital trends, viral platforms (e.g., TikTok, Instagram), and student housing market shifts to ensure promotional strategies remain fresh, relevant, and highly engaging to the target demographic.
Outreach & Marketing:
Develop and execute marketing campaigns to build local buzz before the building opens. Attend networking events, build relationships with local businesses, and manage social media engagement to drive traffic to the temporary office. Attend housing fairs, student organization meetings, and on-campus events to promote the new building
Administrative Tasks:
Process rental applications, verify guarantor and income documents, and maintain meticulously organized lease files.
Key Qualifications Independent Work Ethic:
Proven track record of working autonomously as a self-starter. Must be highly disciplined, proactive, and capable of making critical operational decisions independently.
Experience:
2+ years of property management and leasing experience required; prior experience in a new development lease-up is highly preferred.
Sales Acumen:
Proven ability to "sell a lifestyle" and close leases using only visual aids, renderings, and a temporary office setup.
Leadership:
Demonstrated experience leading, motivating, and tracking the metrics of a sales-driven team.
Technical Skills:
Proficiency in property management software (e.g., Entrata, Yardi, RealPage), CRM tools, and standard office applications to facilitate accurate, timely daily reporting.
