POSITION SUMMARY
The Property Manager oversees the day-to-day operation, maintenance, staffing, and readiness of the Atlanta residence, functioning as the principals' on-the-ground eyes, ears, and hands. This role owns the property's condition, vendors, budget, and calendar of use, ensuring the home is always guest-ready, secure, and running flawlessly — whether the family is in residence or away. The Property Manager is the first point of accountability for anything that happens on the property.
KEY RESPONSIBILITIES
Own the overall condition and presentation of the residence, grounds, pool, and any auxiliary structures; conduct regular walk-throughs to catch issues before they become problems Hire, schedule, and supervise on-site staff (housekeeping, handyman, contractors, seasonal help) for the Atlanta property; manage performance and daily assignments Source, vet, and manage all vendors and contractors (landscaping, pool, HVAC, security, pest control, cleaning services); negotiate contracts and hold vendors to a luxury standard Plan and oversee preventive maintenance schedules for all home systems (mechanical, electrical, plumbing, smart-home/AV, security, life-safety) to avoid emergency repairs Manage the property operating budget; track and approve invoices, maintain organized records, and provide regular reporting to the principals or family office Prepare the home in advance of principal arrivals, departures, and events (stocking, staging, temperature, security checks) and manage close-down procedures when the home is unoccupied Coordinate closely with the Lake Burton Property Manager and farm leadership on shared vendors, staff coverage, and resources when useful Serve as the primary point of contact for household emergencies, including after-hours issues (storm damage, alarm triggers, utility outages) Maintain a running inventory of furnishings, art, wine, equipment, and valuables, and manage insurance documentation for the property Support event logistics for private gatherings hosted at the residence, coordinating with caterers, planners, and household staff
QUALIFICATIONS & EXPERIENCE
5+ years managing a private, high-end residence, estate, or luxury hospitality property, ideally for a high-net-worth family Working knowledge of home systems (HVAC, plumbing, electrical, smart-home, security) sufficient to triage issues and manage contractors intelligently Demonstrated budget management and vendor negotiation experience Valid driver's license and clean driving record; ability to pass a background check Proficiency with basic software/apps for scheduling, invoicing, and communication
