Job Description

Job purpose The mission of the Tunnel to Towers Foundation is to honor the sacrifice of firefighter Stephen Siller who laid down his life to save others on September 11, 2001. We also honor our military and first responders who continue to make the supreme sacrifice of life and limb for our country. The Tunnel to Towers Foundation is committed to eradicating homelessness amongst our veterans. The Foundation is seeking an experienced property manager to assist with the ongoing maintenance and operation of our Veterans Village as it relates our Homeless Veteran Program. Applicants must be well organized, have the ability to effectively multi-task within a timely fashion, possess a keen attention to detail, prioritize multiple projects and workload, and handle sensitive information. Duties and responsibilities Oversee day-to-day property operations for assigned Veterans Villages and housing sites. Oversee utilities, vendors, contracts, and services at acquisition and closing. Create and maintain property-specific operational templates, including maintenance logs, vendor lists, and payment tracking. Coordinate routine maintenance, repairs, and vendor services to ensure properties remain safe, compliant, and well maintained. Assist with property filings and ongoing building compliance requirements. Support Supportive Housing Program handling all building due diligence and property activities for our Atlanta Veterans Villages. Assist in managing building operation, supplies, and maintenance staff. Ensure all regulatory, legal, and operational requirements are satisfactory. Collaborate with Associate Directors on any renovations, construction and preventative maintenance items. Maintain compliance with all federal, state, and local building codes and regulatory requirements (e.g., boiler inspections, elevator certifications, kitchen equipment safety). Using Yardi, Track and report property-level income and expenses, invoices, and financial data. Assist in preparing site-specific profit and loss reports. Support the Director of Veteran Facilities in maintaining a master asset inventory and capital improvement schedules. Analyze operational data and provide reports as requested by leadership. Obtain and compare multiple vendor bids (minimum of three) to ensure cost-effective service and supply procurement. Report property performance and operational updates to the Director of Veteran Facilities. Support the construction department as needed during renovations and capital projects. Perform additional duties as assigned by the Director of Veteran Facilities, Associate Directors of Veteran Facilities in an organized and efficient manner. Qualifications Minimum of 4-5 years' commercial real estate experience, focusing on operations. Knowledge and experience sourcing viable construction and renovation projects strongly preferred. Excellent computer literacy including Yardi, Microsoft Office, and Google sheets, etc. Excellent written and oral communication and interpersonal relationship skills. Demonstrated ability to achieve high performance goals and meet deadlines. Ability to work independently in fast-paced environment and multi-task in a smart and timely fashion. Ability to multitask multiple projects and supervise personnel.
