May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Full Job Description Description:
The Lease Up Property Manager, under the direct supervision of the Senior Vice President of Marketing & Leasing, is responsible for all marketing and pre-leasing efforts for a new housing development. The Lease Up Property Manager will design and implement a marketing and leasing plan that consists of the initial phases of branding a new development in the applicable market, plus assume Property Manager roles once the property becomes operational.

PRIMARY DUTIES AND RESPONSIBILITIES
include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by the supervisory personnel. Provides overall direction to the Capstone community. Assumes accountability for the management and administrative operation of the facility, staff supervision, selection, training and evaluation, and policy enforcement. Coordinates the hiring, training, discipline and evaluation of the staff. Responsible for daily office duties. Responsible for establishing and maintaining a relationship with local businesses in order to successfully market the property. Responsible for complying with all state, federal and/or local laws relating to Fair Housing. Responsible for planning and executing all Marketing. Responsible for preparing all daily leasing reports. Responsible for keeping track of market trends and through outreach and market surveys. Responsible for the direct supervision of all Marketing Assistants to ensure all tasks are completed in a timely manner and providing assistance where necessary. Responsible for greeting all prospective and future residents in a courteous and professional manner. Responsible for facilitating all aspects of the leasing process including showing Model units, closing the lease, qualifying prospects, completing all related paperwork and activities to ensure a timely move-in. Performs administrative duties such as monthly reports, annual budget development, and purchase and supply requisitions. Conducts the recruitment and publicity of position openings. Conducts regular staff meetings, and individual employee meetings. Documents all incidents and the appropriate follow-up and communicates to the appropriate personnel immediately when incidents occur. Handles all serious disciplinary cases. Oversees the assessment, identification and appropriate response to the needs of the resident's to include policy assessment, recommendations, and implementation of approved policy changes. Assists with research for the Development Division, including an annual Assessment Survey. Utilizes this research in the development of programs, goals, and objectives for the respective community. Coordinates efforts in safety and security awareness. Develops and distributes a brochure highlighting security policies for residents. Responsible for thorough knowledge of management company policies and property community policies. Job Requirements
PREFERRED QUALIFICATIONS A
Bachelor's degree in marketing and/or equivalent experience and at least one year experience in apartment marketing and leasing. 1-3 years lease up experience. Strong customer service background and skills. Working knowledge of MS Office programs to include Word, Excel and Outlook Familiarity with Entrata a plus A positive, upbeat attitude.
