- Full-time Job Overview We are seeking a dedicated and experienced Property Manager to oversee the day-to-day operations of our short-term rental properties in the North Georgia Mountains.
The ideal candidate works well with others, has a keen eye for detail, and brings strong problem-solving skills — particularly when handling maintenance-related issues. This role requires the ability to multitask, stay calm in high-pressure situations, and make sound decisions independently when needed. A genuine commitment to providing exceptional customer service — especially over the phone — is essential. Our goal is to ensure a positive experience for both guests and property owners through clear communication, efficient operations, and thoughtful follow-through. Responsibilities Manage the maintenance portion of internal operations using our specialized property management software Log maintenance issues, assign tasks to the appropriate internal team or vendor, and coordinate repair schedules Communicate with vendors and follow up daily until issues are fully resolved Maintain clear and professional communication with guests and tenants via phone and text Conduct regular property inspections to ensure safety, cleanliness, and maintenance standards are met Assist with onboarding new properties into our rental program Pick up and deliver supplies to properties as needed Provide on-call after-hours emergency coverage on Monday, Thursday, and Friday evenings, responding only to escalated issues not resolved by our emergency service. Coordinate and track maintenance activity using a CMMS (Computerized Maintenance Management System) Foster positive guest and owner relationships through effective customer relationship management Skills & Qualifications Proven experience in property management or a related field Strong understanding of short-term rental operations, processes, and regulations Excellent communication skills with the ability to de-escalate and resolve guest concerns professionally Proficiency with property management or maintenance tracking software Strong phone-based customer service skills Ability to manage multiple tasks simultaneously while maintaining attention to detail Highly organized, dependable, and able to work independently as well as part of a team Reliable transportation and the ability to travel locally between properties What Success Looks Like in This Role Maintenance issues are handled promptly and proactively Guests feel heard, supported, and cared for Properties are consistently well-maintained and compliant Communication is clear, timely, and professional Problems are solved efficiently, even during high-stress situations
