Job Description
TPK Management runs a growing portfolio of single-family rental homes in Columbus, GA. We need one person to run the Columbus market: leasing, maintenance coordination, tenant relations, and the paperwork that keeps it all straight. This starts as a part-time role with real ownership of the outcome, and for the right person it grows into much more. The position begins part time with the opportunity to work up to full time. You'd be the point of contact for every tenant, applicant, and vendor in the market. Ownership handles acquisitions and approvals. Learn more about us at tpkmanagement.com. What you'll do:
- Market vacant rental homes, run showings, and respond to leads quickly
- Process rental applications and screening reports against written criteria
- Coordinate maintenance and repairs: dispatch vendors, confirm completion with photos
- Build and manage a bench of reliable contractors and handymen
- Schedule and attend property inspections and keep lease and rent paperwork current
- Follow up on late rent on a set notice schedule and keep clean records of every step
- Help grow the portfolio: scout neighborhoods, spot off-market acquisition opportunities, and bring deals to ownership
- Walk properties during turnovers and renovations and report progress with photos
- Send a short weekly update covering rent collected, vacancies, work orders, and prospects What we're looking for:
- No previous experience needed or required, as long as you bring a willingness and excitement to learn. Recent high school or college graduates are encouraged to apply
- we'll teach you the business. Property management, leasing, or real estate experience is a plus, an active real estate license is a plus, and Section 8 / Housing Authority experience is a strong plus
- Organized and responsive. Tenants, vendors, and applicants get answers the same day, not next week
- Comfortable with software, and able and willing to learn our AI-driven processes. We run leases, work orders, and expenses through online systems, and AI handles a growing share of the routine work. You'll be trained on all of it
- Reliable vehicle, valid driver's license, and a smartphone. You'll be photographing properties and repairs constantly
- Self-directed. You'll work from a written playbook, but nobody is standing over you day to day. If you need constant direction, this isn't your role Why this role:
- Real growth path. We operate rental markets across the Southeast, and the person who runs Columbus well has the opportunity to grow into leading all of our markets in a COO-level role
- Bonuses on top of hourly pay, including bonuses for off-market acquisition deals you find that we close on. If you bring us a house we buy, you get paid for it
- Licensed real estate agents: you can also earn commissions on deals you identify. You're welcome to stay at your current brokerage and work with us part time, as long as your brokerage is okay with it. We buy regularly, so an agent who knows the market can do well here
- Pay grows with responsibility. Compensation is reviewed against clear, written metrics you control
- Flexible schedule around showings and inspections. Most of the work is yours to arrange
