Job Description

About the Role We're looking for a high-level, hands-on property management professional to train and oversee on-site staff at our Conyers property. This is not a desk job—this is a hands-on, step-by-step training and detailed supervision, oversight, and accountability role to ensure standards are maintained long-term. This role suits someone who has run a large property or portfolio independently before and now wants flexible, part-time hours.
Schedule Standard oversight:
1-2 hours/day, on-site—2 days/week, after new staff is onboarded for the following 3-6 months New staff onboarding: 4+ hours/day on-site for the first two weeks whenever new staff is brought on After the 3-6 month mark: frequency adjusts based on on-site staff performance and needs—potentially as little as one visit per week Responsibilities Staff Training & Accountability Train on-site property management and leasing staff on all core functions below Hold staff accountable for task completion and follow-through—know how to get a team to execute on outstanding tasks. Assess staff readiness and adjust oversight frequency accordingly Financial Oversight Maintain property budgets—help onsite staff understand how to do so and find ways to reduce costs and understand what is causing the costs to be higher. Manage accounts payable and vendor invoicing with the property manager. Approve or deny expenses that exceed budget Source, negotiate, and manage vendor relationships and contracts when needed Leasing Oversight Review and approve tenant application screenings Train leasing staff on proper screening, application, and leasing procedures Review hot leads to follow up on, pending information on open apps needed, and confirmation that new move-ins are completed accurately. Make sure the CRM system is being used efficiently and effectively Make sure marketing specials, comps, and LMs are updated Be able to locate any hurdles to leasing and find a solution Property Condition & Unit Turns Train the property manager to organize and oversee rehab schedules and unit turn quality—supervise that it is being done correctly. Conduct property walks to check for deferred maintenance—clogged gutters, missing shutters, trees touching the building, trip hazards, lights not working properly, and similar items staff commonly miss Ensure the property is being proactively maintained, not just reactively repaired Systems & Reporting Use and train staff on ResMan, Findings, surety bond programs, ResPage, and Google Sheets Maintain accurate, organized records across these platforms High-Level Strategy Assist with marketing strategy to support leasing performance and occupancy goals Identify and help implement utility-saving measures and other cost-reduction initiatives across the property Bring a proactive, high-level operational perspective—flagging issues and opportunities before they're asked for Ideal Candidate Prior experience as a Property Manager and Regional/Multi-site Property Manager Working knowledge of property management software—high-level technology skills needed. Ideally familiarized with the software we use. Experienced in creating and managing budgets and reviewing financials Experience training or managing on-site leasing/PM staff Strong, proactive communicator who takes ownership without needing to be micromanaged Available for the intensive 2-week onboarding blocks when new staff are hired How to Apply Hit Apply.
