Job Summary We are seeking a dynamic and highly organized Property Manager to oversee the daily operations and maintenance of our facilities. This role is vital in ensuring that all mechanical, electrical, plumbing, and HVAC systems are functioning optimally, safety regulations are strictly followed, and the property remains a well-managed, safe, and efficient environment. Responsibilities Manage and supervise facilities maintenance teams, ensuring all tasks are completed efficiently and safely according to established procedures. Oversee the repair, inspection, and maintenance of mechanical systems including HVAC units, electrical systems (high voltage and low voltage), plumbing systems, and other building infrastructure. Develop and implement preventative maintenance schedules using Computerized Maintenance Management Systems (CMMS) to minimize downtime and extend equipment lifespan. Ensure compliance with safety regulations such as OSHA standards by conducting regular safety audits, training sessions, and maintaining accurate safety documentation. Read and interpret schematics, technical manuals, and engineering troubleshooting guides to diagnose issues with mechanical and electrical systems. Coordinate projects related to facilities upgrades or repairs, managing timelines, budgets, and contractor relationships effectively. Utilize tools such as voltmeters, ohmmeters, and other electrical testing equipment to perform troubleshooting on electrical circuits and systems. Maintain detailed records of maintenance activities, inspections, safety incidents, and repairs for audit purposes. Enforce strict adherence to maintenance repair procedures while promoting a culture of safety awareness among staff. Collaborate with management to optimize facilities management strategies that improve operational efficiency while controlling costs. Experience Proven management experience supervising facilities maintenance or industrial maintenance teams in a fast-paced environment. Extensive knowledge of mechanical systems repair including HVAC system repair, plumbing system maintenance, electrical systems (including high voltage), and general building infrastructure. Hands-on experience with programmable logic controllers (PLCs), schematics reading, engineering troubleshooting techniques, and industrial control systems. Familiarity with OSHA safety regulations and best practices for maintaining a safe work environment. Proficiency in using Microsoft Office Suite for reporting, documentation, and communication purposes. Experience managing projects within facilities management or engineering settings with a focus on maintenance management procedures. Strong leadership abilities with excellent team management skills; capable of motivating staff while ensuring compliance with safety standards. Knowledge of CMMS software for scheduling preventive maintenance tasks and tracking work orders effectively. Ability to perform electrical testing using voltmeters and ohmmeters for troubleshooting low voltage circuits; experience working with high voltage systems is preferred.
