A Property Manager manages operations for an apartment building or complex. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

THE OPPORTUNITY
We are looking for a Community Manager to take full ownership of Faris Residences Newnan, a 114-unit apartment community in Newnan, Georgia. Faris Residences Newnan is a value-add asset currently in lease-up. That means this is not a stabilized, cruise-control role. It is a role for someone who thrives on the challenge of building something, who sees an occupied community as a goal worth fighting for, and who understands that every lease signed, every work order closed, and every resident interaction is a brick in the foundation of what this community becomes. You will be the on-site leader for this community. You will manage all phases of operations: leasing, resident experience, financial performance, and physical asset condition. Your team includes a full-time Maintenance Supervisor. You will set the tone, hold the standard, and own the results.WHAT YOU WILL OWN LEASING AND OCCUPANCY
- Drive lease-up performance with urgency and strategic focus, owning the path from current occupancy to stabilization
- Manage all leasing activity directly: lead follow-up, tours, application processing, lease execution, and move-in experience
- Maintain a 5-minute or faster speed-to-lead standard during business hours, without exception
- Develop and implement marketing strategies that generate qualified traffic and improve conversion
- Execute a disciplined renewal program that retains residents and protects economic occupancy
- Know the competitive landscape: complete regular market surveys and use the data to position Faris Residences Newnan effectively
RESIDENT EXPERIENCE
- Set and maintain the resident experience standard from application through move-out, ensuring every touchpoint reflects the Faris Residences brand
- Be a visible, accessible, and trusted presence for residents: someone they feel comfortable bringing concerns to and confident will follow through
- Develop and execute resident retention programs including community events, newsletters, and personal touchpoints that make residents feel at home
- Own online reputation and resident satisfaction scores, treating feedback as a tool for continuous improvement
FINANCIAL PERFORMANCE
- Own the NOI performance of
Faris Residences Newnan:
know your numbers, understand your budget, and drive toward targets with intention- Manage collections and delinquency proactively, keeping arrears low and taking appropriate action early
- Oversee all financial reporting, including accurate and timely month-end close
- Manage vendor relationships and approve expenditures within established guidelines
- Participate in annual budget development and monitor monthly performance against plan
OPERATIONS AND MAINTENANCE
- Conduct regular property walks to ensure curb appeal, unit readiness, and common area standards are consistently met
- Partner closely with the Maintenance Supervisor to oversee work order completion, make-ready turns, and preventative maintenance execution
- Lead emergency response at the property, ensuring swift and professional handling of all incidents
- Ensure compliance with Fair Housing Laws, OSHA requirements, and all applicable company policies and procedures
TEAM LEADERSHIP
- Directly lead the Maintenance Supervisor, setting clear expectations, reviewing performance, and investing in their development
- Model the Faris Residences values in every interaction, creating a culture of pride, accountability, and genuine care
- Communicate clearly and consistently with Faris Capital Partners leadership on property performance, challenges, and needs
WHO YOU ARE
You are a property management professional who has been in the industry long enough to know what great looks like, and hungry enough to go build it. You are organized, financially fluent, resident-obsessed, and the kind of operator who leads from the front.- You have 3 or more years of property management experience, with Community Manager or equivalent experience required
- You have hands-on experience with lease-up or value-add communities: you understand the pace, the pressure, and what it takes to stabilize a property
- You are a natural leasing leader: you can run a tour, close a lease, follow up on a lead, and coach someone else to do the same
- You are financially sharp: occupancy rates, delinquency, NOI, and renewal percentages are not just numbers to you, they are your scorecard
- You lead your team the way you want to be led: with clarity, consistency, and genuine investment in their success
- You bring a bias for action and a sense of urgency without sacrificing quality or resident experience
- CAM or ARM designation is a plus, not a requirement
- Experience with Yardi Voyager or comparable property management software is strongly preferred
- Basic knowledge of Fair Housing Laws and OSHA requirements is required
