Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Regional Property Manager - Southern Georgia We are seeking an exceptional, highly experienced Regional Property Manager to take ownership of a portfolio of residential communities throughout Southern Georgia. This is a high-accountability leadership position for a proven property management operator . We are looking for someone who has successfully managed properties firsthand, advanced into multi-site or regional leadership, and can demonstrate a track record of improving property performance, building strong teams, and holding people accountable for results. This is not a desk-management or remote leadership role. The Regional Property Manager is expected to be highly visible in the field, regularly visiting properties, inspecting physical conditions, evaluating team performance, solving problems, and ensuring that company standards are being executed consistently at the site level. The successful candidate will understand that strong property management requires command of both people and performance . You must be comfortable recruiting and developing employees while also owning occupancy, leasing, collections, delinquency, maintenance execution, property condition, resident satisfaction, reputation, and overall operational results. What You Will Own You will have direct responsibility for the operational performance of your assigned portfolio, including: Lead and oversee daily operations across multiple residential communities, ensuring consistent execution of company policies, procedures, and performance standards. Drive measurable property performance across occupancy, leasing velocity, renewals, collections, delinquency, resident retention, expenses, and overall operating results. Directly supervise, coach, develop, and hold accountable Property Managers and other site-level leaders. Establish clear expectations and performance standards for every property and follow through when those expectations are not met. Recruit, interview, hire, onboard, train, and continuously develop high-performing property management teams. Identify underperformance quickly and implement specific, measurable corrective action plans. Conduct frequent property visits, inspections, and operational audits to evaluate property condition, curb appeal, leasing execution, maintenance performance, compliance, resident experience, and staff effectiveness. Ensure leasing teams are executing effective follow-up, marketing, lead management, tours, applications, and closing strategies. Drive collections performance and ensure aggressive, consistent, and compliant follow-up on delinquent accounts. Monitor maintenance operations, work-order completion, unit turns, preventative maintenance, vendor performance, and overall physical plant quality. Ensure vacant units are market-ready and property teams are minimizing unnecessary vacancy and turn time. Review property financial and operational reporting, identify unfavorable trends, determine root causes, and take corrective action. Develop and execute property-specific improvement plans when performance falls below expectations. Handle escalated resident matters professionally while ensuring site teams are equipped to resolve issues effectively. Maintain strong compliance with Fair Housing requirements and all applicable company policies and regulatory requirements. Manage property-level online reputation and ensure teams respond appropriately to resident feedback and reputation concerns. Partner closely with senior leadership and provide clear, accurate, solutions-oriented reporting on portfolio performance, risks, staffing challenges, and corrective actions. What We Are Looking For Regional or significant multi-site property management experience is required. This position is intended for an experienced leader who has already demonstrated the ability to successfully manage multiple properties and teams.
The strongest candidates will have:
Proven Regional Property Manager or Multi-Site Property Manager experience within residential property management. Prior hands-on experience as an on-site Property Manager. We want a leader who understands property operations from firsthand experience. A demonstrated record of improving occupancy, leasing, collections, delinquency, resident retention, property condition, and operational performance. Strong experience managing and developing Property Managers, leasing professionals, maintenance teams, and other site-level employees. A history of successfully recruiting, onboarding, coaching, developing, and retaining strong employees. The ability and willingness to address poor performance promptly and hold employees accountable to clearly defined standards. Strong financial and analytical skills with the ability to understand property operating statements, budgets, variances, KPIs, and performance trends. Excellent organizational skills and the ability to manage multiple properties, priorities, deadlines, and operational challenges simultaneously. Strong working knowledge of Fair Housing laws and property management compliance requirements. Experience with property management technology and reporting systems. AppFolio experience is strongly preferred. Excellent written and verbal communication skills. Strong judgment, urgency, problem-solving ability, and follow-through. The ability to operate independently while maintaining excellent communication with senior leadership. A willingness and ability to travel regularly throughout the Southern Georgia portfolio. A degree in Business, Real Estate, Property Management, or a related field is preferred but is not a substitute for demonstrated operational experience and results.
