We are looking to hire a dynamic, highly motivated Community Manager to work for an 100-unit (62+) active adult community i n the Woodstock, GA area . The ideal candidate will manage the operations of the community and have previous LIHTC (Tax Credit) experience. We are seeking someone that will provide extraordinary service to prospects, residents, and visitors.
Work schedule:
Mon-Fri 8:00am - 5:00pm (Some weekends may be required to meet business needs)
Role and Responsibilities:
Ensure the community operates in compliance with company policies and all applicable federal, state, local, and affordable housing regulations (LIHTC, HOME, Bond, and other program requirements, as applicable). Oversee leasing operations, including prospect tours, waitlist management, application approvals, lease renewals, and occupancy growth initiatives. Maintain accurate resident, financial, and property data within property management and marketing systems. Manage rent collections, deposits, ancillary revenue, invoices, credit card reconciliations, and other community financial activities. Collaborate with the Regional Manager to develop and manage the annual operating budget, control expenses, and achieve financial performance goals. Conduct regular inspections of the community, amenities, common areas, vacant apartments, and occupied units to ensure standards for safety, cleanliness, curb appeal, and resident satisfaction are maintained. Partner with the maintenance team to ensure work orders are completed promptly, preventive maintenance programs are effective, and market-ready apartments are available to meet leasing demand. Promote resident satisfaction and retention by addressing resident concerns, resolving issues professionally, and fostering a positive community environment. Support resident engagement efforts, including assisting with community activities and events. Assist in managing client and ownership relationships by participating in community tours, providing operational updates, and responding to owner requests as directed. Monitor market conditions, evaluate marketing effectiveness, and implement strategies to maximize occupancy and community performance.
Job Qualifications:
High school diploma or equivalent (some college preferred). Valid driver's license and automobile insurance. Reliable transportation 2+ years of residential property management experience. 2+ yrs of affordable housing experience with Low Income Housing Tax Credit, HOME, and/or Bond Financing. Knowledge of property management operations, leasing, resident relations, and community financial management. Understanding of applicable housing regulations, including VAWA and Fair Housing requirements. Strong business and financial acumen with the ability to manage budgets and control expenses. Proven leadership, organizational, problem-solving, and customer service skills. Excellent verbal and written communication skills. Ability to manage multiple priorities, work independently, and maintain a high level of accuracy and attention to detail.
Technology Requirements:
Experience with property management software required; RealPage/OneSite preferred. Proficiency in Microsoft Office Suite (Excel, Word, Outlook, and Teams).
Physical Requirements:
This position generally performs work in a typical office environment. Regularly walk to inspect all inside and outside areas of the community. Perform in an environment prone to high levels of distraction, dealing with a wide variety of challenges, deadlines, and a varied and diverse array of people.
