Job Description

Property Manager (224340-14) Immediately seeking an experienced Property Manager to oversee assigned commercial and residential properties. The Property Manager's goal will be to maximize asset value, customer satisfaction and revenue. Hours Full-time, Monday-Friday Location Lahaina, Maui Kihei, Maui Pay $60,000 to $90,000 a year Responsibilities Maintain property rentals by advertising and filling vacancies, negotiating and enforcing leases, and maintaining and securing premises. Attend board meetings as required. Attract tenants by advertising vacancies, obtaining referrals from current tenants, explaining advantages of location and services, and showing units. Contract with tenants by negotiating leases and collecting security deposit. Accomplish financial objectives by collecting rents, paying bills, forecasting requirements, preparing an annual budget, scheduling expenditures, analyzing variances, and initiating corrective action. Maintain property by investigating and resolving tenant complaints, enforcing rules of occupancy, inspecting vacant units and completing repairs, planning renovations, and contracting with landscaping. Secure property by contracting with security patrol service, installing and maintaining security devices, establishing and enforcing precautionary policies and procedures, and responding to emergencies. Prepare reports by collecting, analyzing, and summarizing data and trends. Qualifications High school diploma, GED, or equivalent. Bachelor's degree preferred. One year of property management experience, required. Experience handling budgets and financial statements, required. Must currently reside in Maui. Solid communication skills and ability to build and foster relationships. Proficiency in Microsoft Outlook, Excel, and Word.
