We are seeking an authoritative, results-driven, and highly resilient Property Manager to oversee a 73-unit residential community (with a on-site office currently being converted) and step up to manage additional local properties as our portfolio grows. This property is located in a working-class/transitional neighborhood that requires an assertive leader—someone who isn't intimidated by tough tenant situations, understands landlord-tenant law inside and out, and takes pride in elevating a community into a standout property.
Key Responsibilities Operational & On-Site Leadership:
Direct day-to-day operations for a 73-unit residential property, managing rent collections, lease enforcement, maintenance coordination, and tenant relations.
Lease Enforcement & Legal Oversight:
Handle late notices, cure notices, eviction filings, court appearances, and collections processes swiftly and strictly in accordance with local landlord-tenant laws.
Occupancy & Leasing:
Maintain high retention while rapidly marketing and leasing vacant units to qualified residents who fit our community standards.
Property Improvement & Pride of Ownership:
Partner with dedicated on-site maintenance staff to eliminate backlogs, streamline turn times, and maintain sharp curb appeal.
Future Growth:
Prepare to take on additional small local properties as team support and portfolio needs expand.
Required Qualifications & Experience Experience:
Minimum 3+ years of direct Property Management experience overseeing mid-to-large residential communities.
Legal & Court Proficiency:
Proven experience with local landlord-tenant laws, formal eviction procedures, collections, and court proceedings.
Mindset & Presence:
Strong command presence—able to de-escalate tough situations, hold firm on lease rules, and maintain composure under pressure.
Sense of Urgency:
Highly proactive, self-motivated, and organized, with a clear drive to turn challenges into successes.
Tech-Savvy:
Experience using property management software (Yardi, AppFolio, RealPage, or similar) for ledger maintenance and work orders. Why Join Us?
