$100/month stipend toward health and dental insurance About the Role Coves Property Management is looking for a hands-on Regional Property Manager to lead our Des Moines-area office and oversee our Iowa portfolio of multifamily properties. This is a high-accountability leadership role: you'll manage the people, the numbers, and the day-to-day performance of every property in the region, while also being willing to roll up your sleeves and work alongside the team when needed. You'll be the primary point of contact between ownership, third-party owner-clients, and on-the-ground staff — responsible for team performance, property-level financial results, and clear, consistent communication up and down the chain. Team Leadership & Staff Management Directly oversee all Des Moines-area employees, including leasing, maintenance, turnover, and administrative staff.
Manage timekeeping:
confirm and approve employee time clock entries for accuracy. Monitor and approve PTO requests, ensuring adequate staffing coverage at all times. Own the full employee lifecycle — hiring, onboarding, training, performance evaluation, and termination when necessary. Set clear expectations and hold the team accountable to performance standards. Motivate and lead by example — this role requires someone who can inspire a team and personally step in to get work done when the situation calls for it. Foster a positive, results-driven culture across all properties in the region. Multi-Site Property Operations Oversee daily operations across all properties in the Iowa portfolio (about 750 Units), ensuring tasks are executed effectively by the team. Coordinate with maintenance staff and vendors to ensure work is completed promptly and to quality standards. Ensure compliance with local, state, and federal housing regulations, including Fair Housing laws. Track and report on key performance metrics for every property — occupancy, leasing velocity, delinquency, work order turnaround, and resident satisfaction. Owner & Third-Party Relations Manage relationships and contracts with third-party property owners. Deliver weekly written updates to ownership/owner-clients covering: Construction and capital project status Occupancy and leasing performance Property-level P&L for each managed property Serve as the primary point of contact for owner questions and escalations. Leasing & Occupancy Drive leasing strategy to maximize occupancy and minimize vacancy across the portfolio. Ensure vacant units are turned and marketed quickly. Oversee lease renewals, move-ins, and move-outs at each property. Financial Performance Own rent collections and expense management across the portfolio. Work closely with ownership and accounting to hit budget and financial targets. Identify and implement opportunities for operational efficiency and cost savings. Resident Experience Ensure timely, high-quality service delivery and resident satisfaction. Handle escalated resident issues directly and professionally. Support resident retention through engagement and consistent service quality.
Qualifications Experience:
Minimum 3 years in property management; multi-site or regional/supervisory experience strongly preferred.
Software:
Proficient in property management platforms, especially AppFolio .
Leadership:
Proven ability to lead teams, manage staffing decisions (hiring/firing), and hold people accountable — while also being willing to do the work personally when needed.
Financial Acumen:
Comfortable reading and reporting on property-level P&L statements.
Education:
High school diploma required; Bachelor's degree in business, real estate, or a related field preferred.
Skills:
Excellent written and verbal communication (for weekly owner reporting), strong problem-solving, and time management.
Other:
Valid driver's license and reliable transportation required for travel between properties.
