A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.
The Regional Property Manager is responsible for the successful day to day financial, administrative and maintenance operation of a portfolio of properties, as well as direction and control of all personnel and resources so that each community is maintained in a good physical condition with stabilized fiscal operation and motivated staff. This position requires regular site visits to implement and manage operational strategies to ensure properties are in compliance with regulatory and company requirements. The Regional Property Manager works closely with Property Managers to develop motivated, well trained on-site teams, and to create and maintain positive relationship with residents, the community, suppliers, vendors and other members of corporate management and staff. DMG is sourcing a motivated, entrepreneurial Regional Property Manager to help us scale a portfolio. This role will start on-site in DuBuque to learn the DMG way and scale from there. Come help us build! Essential Duties and Responsibilities Preserve the company's Core Values and Mission Statement. Responsible for hiring, training, supervising, developing and terminating all on-site personnel. Ensure staff compliance with company policies and procedures (including disciplinary action, if necessary). Oversee day to day property operations and monitor revenue and expenditures. Provide the highest level of customer service to on-site staff, residents, prospects and vendors. Develop existing and new relationships with clients. Sustain high occupancy standards through online reputation management, effective marketing efforts, and excellent resident relations. Review and negotiate service contracts. Assist in property acquisitions and due diligence. Create and successfully implement capital and operational budgets. Handle and/or assist with all resident problems that cannot be solved by Property Managers. Attend all scheduled inspections and reviews. Audit resident files on a regular basis, paying attention to proper documentation ensuring compliance procedures are being followed. Maintain reasonable awareness of relevant laws and agency regulations, including but not limited to fair housing, sexual harassment, disability accommodations, and landlord tenant relationships as they apply to the policies and procedures of the company and the communities. Inspect the properties on a regular basis for safety hazards, property damage, and needed repairs by maintenance staff. Follow up on repairs to verify completion and compliance with standards, property insurance companies, government agencies, company safety policies and risk management procedures. Make recommendations for major physical repairs, replacements, and improvements. Submit to the Vice President for approval. Assist Property Managers and corporate accountants in preparation of monthly financial accounting reports and explanation of budget variances. Assist Property Managers with preparing management plans, marketing plans, vendor contracts, and budgets. Approve invoices for payment that exceed maximum spending amounts allocated to site staff. Ensure payroll information is reported to corporate office on time. Other duties not listed above as directed by Vice President. Position Requirements Demonstrate ability to multi-task and meet various deadlines. Exceptional scheduling and organizational skills. Computer literate; specifically, MS Word, Excel (advanced level preferred) and Outlook for Windows. Exceptional written and oral communication skills. Must maintain an operational vehicle and possess valid automobile insurance at all times. Knowledge of Appfolio preferred. Knowledge of Fair Housing laws. Knowledge of revenue management software preferred. Minimum three years' experience supervising others, preferably on-site. Ability to manage finances and work within a budget. Minimum five years on-site multifamily management experience. Obtaining and maintaining a real estate license as required under applicable statutes and regulations. You are responsible for ensuring you are fully licensed to perform your job duties. Maintaining your license in good standing is a condition of potential employment. Education Bachelor's Degree from a four-year college is preferred; experience in lieu of degree is a possible consideration.
