A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

The opportunity SouthGate Companies has a part-time opening for an Assistant Property Manager. The schedule is 9:30 AM to 2:30 PM Monday through Friday. This is a people-first role for someone outgoing and organized who enjoys helping residents, closing leases, and keeping a property running smoothly. You'll be the friendly, professional face prospects and residents rely on day to day. It's also a role with real room to grow. You'll learn every side of property management — leasing, resident relations, lease administration, turnover, and vendor coordination — with a clear path to advance into a Property Manager role as you build your skills. Who we are SouthGate Companies develops and manages both residential and commercial real estate across the Iowa City and Coralville area. Our portfolio includes over 1,000 condos, apartments, and townhomes for rent, over 250,000 square feet of commercial real estate — including retail and office centers — plus self-storage and commercial services. Helpful skills and qualities include:

Leasing or customer-service experience — experience in our market or property types is a plus. A people-first personality — friendly and professional with residents and prospects of all backgrounds. Strong organization and attention to detail — managing records, scheduling, and follow-up reliably. Software skills — comfort with property management software (AppFolio) and Microsoft Office. Self-direction and problem-solving — able to work independently and resolve concerns calmly. Strong communication — clear, friendly, and professional in writing and in person. The ability to communicate in Spanish or French is a plus.

Key responsibilities include:

Manage packages, correspondence and electronic communications for staff Answer and direct all incoming calls to the appropriate party promptly and efficiently Interact professionally and proactively with customers, visitors and staff Assist with managing and maintaining staff schedules, calendars and appointments Arrange meetings/events with both internal and external parties Maintain organized records, including filing and scanning all company, customer and project documents Maintain the office supply inventory, proactively order supplies and schedule preventative maintenance of office equipment Actively look for ways to support the office staff with various administrative or project related tasks Prepare reports, documents or presentations for staff as requested Actively manage all conference room calendars and arrange the required equipment or materials for meetings Support any employees with scheduling difficulties in finding solutions or making new arrangements Protect the security of tenants' and company's sensitive information and files Manage confidential matters related to the company, customers, staff and business strategy

Qualifications Experience:

Experience in a residential leasing or customer-service role preferred, but we'll train the right person.

Education:

High school diploma or GED required; associate's degree in business, marketing, or real estate a plus.

Software:
