Position Overview The Community Manager plays a key leadership role, overseeing all aspects of property operations. This includes administration, leasing, maintenance, financial performance, and team supervision. The goal is to ensure the property meets company objectives while maintaining a high standard of physical appearance and resident satisfaction.
Key Responsibilities Property Management:
Operate the property in alignment with company policies to achieve financial goals and maintain high occupancy.
Leasing and Occupancy:
Support leasing staff to ensure professional practices that drive occupancy and retention.
Team Leadership:
Manage hiring, training, performance reviews, and terminations with RVP approval.
Daily Operations and Maintenance:
Conduct property inspections; oversee maintenance for high curb appeal and quality service.
Lease and Financial Administration:
Review leases, manage rent collections, and oversee evictions when necessary.
Marketing and Competitive Analysis:
Lead community marketing efforts and perform market surveys to optimize leasing success.
Budget and Financial Performance:
Monitor occupancy rates, rental pricing, and expenses to optimize revenue.
Vendor and Capital Project Management:
Ensure timely completion of capital projects and quality management of vendor relationships.
Communication and Reporting:
Maintain clear communication with senior management regarding operations and resident matters.
Resident Relations:
Foster positive relationships by providing high-quality service and responsiveness.
Administrative Duties:
Complete administrative tasks accurately and promptly.
Professional Standards:
Set expectations for professionalism and performance within the team.

Ability to effectively manage staff, ensuring operational efficiency and adherence to company standards.
