A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Job Description

First Service Group Real Estate & Property Management is hiring! We are looking for a Part-Time Property Management Field & Administrative Support team member to support our growing property management and HOA portfolio throughout the Treasure Valley. This is primarily a field-based position . A large portion of the workweek will be spent driving between properties, completing inspections, taking photos, documenting property conditions and following up on management-related items. This is a great fit for someone who is organized, dependable, comfortable working independently, and enjoys being out in the field rather than sitting at a desk all day.
Typical responsibilities may include:
Completing HOA neighborhood inspections and violation drive-throughs Rental property inspections and condition checks Move-in and move-out inspection support Follow-up inspections and property rechecks Common-area and community inspections Taking clear photos and documenting property conditions Entering inspection notes, photos and information into AppFolio Assisting with violation notice preparation and tracking Checking vacant properties or properties requiring additional management oversight Vendor follow-up, site visits and completion verification Sign, lockbox or property access checks Posting notices or meeting notices when required ARC and exterior improvement follow-up inspections Assisting with HOA annual meeting preparation and other administrative projects Supporting new property and HOA onboarding Other property management and field support as needed What we are looking for: Strong attention to detail Excellent organization and follow-through Comfortable working independently and managing a daily route Comfortable using mobile apps, taking photos and entering information from the field Good written and verbal communication Reliable transportation and a valid driver's license Willingness to drive throughout the Treasure Valley Ability to follow established inspection procedures and document conditions objectively Property management, HOA, real estate or AppFolio experience is helpful but not required Work Environment This is not a traditional office-based position. Much of the employee's time will be spent working independently in the field throughout the Treasure Valley. The position does not have a dedicated private office. When office time is needed, the employee will have access to our conference room as a drop-in workspace for administrative work, meetings, printing and other office needs.
Schedule:
Approximately 20-25 hours per week to start , with the potential for additional hours as our portfolio and inspection needs grow. We are willing to train the right person who is dependable, organized and comfortable working independently in the field. Qualifications Proven experience in property management or real estate administrative roles; experience with property management companies is highly desirable Familiarity with property management software such as Yardi, OneSite, or similar tools Knowledge of Landlord-tenant law, Fair Housing regulations, Section 8 programs, LIHTC compliance, and facilities management practices Strong organizational skills with the ability to manage multiple priorities efficiently Excellent communication skills with professional phone etiquette and client relationship management abilities Proficiency in Microsoft Office Suite (Word, Excel, Outlook) for reporting and documentation purposes Experience in conflict resolution, negotiation, and customer service within a real estate or office environment is preferred Ability to work independently as well as part of a team; previous team management experience is a plus Join us in this rewarding role where your proactive approach will help foster vibrant communities while advancing your career in property management!
