Position Summary We are seeking an experienced, highly organized Property Manager to oversee a growing portfolio of scattered-site residential, multifamily, and commercial properties throughout the St. Louis Metro East region. This position is responsible for maximizing property performance through strong tenant relations, proactive maintenance management, financial oversight, leasing, regulatory compliance, and vendor coordination. The ideal candidate has prior property management experience, understands that tenants are the customer base of the firm, is self-motivated solve problems or escalate as needed, and can effectively manage multiple properties. Primary Responsibilities Property Operations Manage daily operations for a portfolio of residential, multifamily, and commercial properties. Conduct routine site inspections to ensure properties meet company standards. Identify and resolve maintenance, safety, and operational issues. Ensure curb appeal and property presentation remain at a high standard. Respond promptly to emergencies and after-hours issues when necessary. Tenant Relations Serve as the primary point of contact for tenants. Address maintenance requests, complaints, lease questions, and disputes professionally. Build positive tenant relationships while enforcing lease provisions consistently. Coordinate tenant move-ins, move-outs, inspections, and security deposit reconciliations. Leasing & Occupancy Market available units and commercial spaces. Coordinate property showings. Screen prospective tenants. Prepare lease agreements and renewals. Monitor occupancy levels and implement strategies to minimize vacancy. Coordinate turnover schedules with maintenance and vendors. Financial Management Prepare annual operating budgets. Monitor property income and expenses. Approve invoices and coding. Review rent collections and delinquency reports. Initiate collection efforts and eviction processes when necessary. Prepare monthly owner reports and variance explanations. Assist with capital improvement planning. Maintenance & Vendor Management Coordinate all maintenance requests with maintenance and 3rd party vendors. Identify and schedule preventative maintenance. Solicit bids for repairs and capital projects. Manage relationships with contractors and service providers. Verify contractor insurance (COI), W-9s, and licensing requirements. Ensure work is completed on time and within budget. Compliance Maintain compliance with all federal, state, and local housing regulations. Ensure Fair Housing compliance. Maintain required property documentation. Coordinate required inspections. Ensure life safety systems remain compliant. Maintain insurance claim documentation when necessary. Administrative Responsibilities Maintain accurate tenant files. Update property management software. Process work orders. Maintain lease files and vendor records. Prepare reports for ownership and management. Track capital projects and property improvements. Qualifications Required 1+ years of property management experience. Experience managing scattered-site portfolios. Strong understanding of landlord-tenant laws in Missouri and Illinois. Budget management experience. Excellent organizational and communication skills. Ability to prioritize multiple competing responsibilities. Valid driver's license with reliable transportation. Experience with Microsoft Suite Preferred CAM (Certified Apartment Manager) designation. Illinois or Missouri Real Estate License (or willingness to obtain). Experience with property management software such as AppFolio, Buildium, Yardi, Rent Manager, or MRI. Experience managing renovation or capital improvement projects. What We Offer Pay range between $45,000 - $60,000 based on experience Milage reimbursement for travel between properties.
