We are seeking an experienced Property Manager to lead the day-to-day operations and performance of one of our apartment communities. This is an opportunity for a multifamily professional who understands that successful property management requires more than maintaining occupancy. You'll lead the property team, drive leasing and resident retention, manage collections and financial performance, oversee maintenance and property conditions, ensure compliance, and create an exceptional experience for residents. What You'll Do As Property Manager, you will have overall responsibility for the successful operation of the community, including: Lead the day-to-day operations and performance of the apartment community. Manage, coach, and hold Leasing and Maintenance team members accountable for performance and service standards. Monitor leasing activity, prospect follow-up, applications, traffic, conversions, occupancy, and availability. Ensure prospective residents receive timely and professional follow-up throughout the leasing process. Review and oversee applications, approvals, lease execution, and required documentation. Monitor lease expirations and oversee renewal and resident retention activity. Manage delinquency, collections, resident balances, payment arrangements, stipulations, and eviction activity. Maintain working knowledge of the eviction process and ensure required notices, documentation, timelines, and follow-up are completed appropriately. Oversee move-ins and move-outs and ensure apartments meet Cagan's move-in-ready standards. Monitor open and aging work orders and partner with Maintenance to ensure resident service requests are completed timely. Conduct regular property walks and inspections of apartment homes, common areas, amenities, grounds, and building conditions. Coordinate required pool, balcony, fire/life-safety, building, unit, and other property inspections. Oversee ordering and coordination of appliances, carpet, vinyl/flooring, fixtures, supplies, and other property needs. Maintain accurate and compliant resident, applicant, leasing, and property files. Monitor property expenses, invoices, purchasing, budgets, revenue, and financial performance. Prepare and review operational reports, including occupancy, leasing, renewals, delinquency, collections, work orders, and apartment turns. Conduct regular property team meetings and communicate priorities, expectations, and performance. Respond to escalated resident concerns professionally and with sound judgment. Ensure accurate information and activity within Yardi, RentCafe, CRM , and other property systems. Maintain compliance with Fair Housing requirements, company policies, lease requirements, and applicable laws and regulations. Partner with Regional leadership, Human Resources, corporate teams, vendors, and contractors as needed.
