A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Wisconsin Management Company prides itself in managing affordable residential housing, market-rate housing, offering compliance services for HUD, RD and Section 42 programs and providing prompt and courteous services to our residents. Join us in assisting our prospects and tenants to find the perfect place to call home. We have a new opening for a Property Manager to join our team that would oversee our five properties located between Cuba City, WI and Galena, IL. Our next Property Manager will:
Collaborate with management to ensure all residents are provided with safe, clean and well maintained communities. Oversee on-site staff Lead marketing and leasing efforts to provide information and housing for new tenants Lead move-in, move-out, community events and resolve tenant issues Receive, review, scan and enter incoming rent checks Maintain necessary records and processing of all financial matters Comply with all policies and regulations related to multi-family affordable housing Responsible for all reporting and site administration To perform this work you will need: Minimum of three years Property Management experience High school diploma or equivalent The ability to be polite, courteous and helpful to all clients and customers under a variety of circumstances Capacity to manage multiple priorities and deadlines with regular interruption Proven problem solving skills and sound judgement Familiar with HUD and LITCH programs. Working knowledge of personnel, accounting, leasing, maintenance, marketing, and resident programs Proficiency in Microsoft Office programs Demonstrate a commitment to diversity, equity, and inclusion through continuous development, modeling inclusive behaviors, and proactively managing bias The ability to remain stationary 75% of the time Ability to position, detect and operate office machinery including keyboards and phones Capable of traversing in order to access cabinets and office equipment Must possess valid driver's license and ability to travel up to 15% of the time
