Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

About the
Opportunity:
Strategic Management Solutions is seeking an experienced, adaptable Property Manager to lead operations at Rock Run Residences, a multifamily community in Joliet, IL featuring a unique mix of conventional apartments and student housing serving the Joliet Junior College area. This dual-format property requires a leader who can balance two distinct resident populations — managing conventional leases alongside individual by-the-bed leases, roommate dynamics, and guarantor-based applications. If you're organized, hands-on, and energized by the challenge of running a community with two operating styles, we want to hear from you.
Key Responsibilities:
Oversee day-to-day operations including leasing, collections, resident relations, and maintenance coordination across both conventional and student housing units Manage student housing operations, including by-the-bed (individual lease) administration, roommate matching, and guarantor processing Build and maintain marketing and outreach strategies for both traditional renters and the student population, including relationships with Joliet Junior College resources Provide hands-on leadership to the on-site team and ensure adherence to company policies Monitor property performance, occupancy, and collections, and report regularly to regional leadership Ensure full compliance with Fair Housing and Illinois landlord-tenant laws across both housing types Manage property budgets, vendor contracts, and capital projects Use property management software to track operations, manage resident files, and process financials
Requirements:
Minimum 3 years of experience as a Property Manager for a multifamily community; student housing experience strongly preferred Experience with Yardi Voyager preferred Strong organizational and leadership skills Proven ability to improve operational efficiency and team performance Knowledge of Fair Housing laws and property management best practices Excellent communication and problem-solving skills
